Help To Buy, even before the Chancellor's extension of the scheme announced over the weekend, is the main reason for a 50 per cent surge in homes bought with mortgages so far this year.

That claim is made by Quick Move Now, a firm which buys homes from vendors who need to sell rapidly.

The firm says buyers with mortgages have regained their position as the dominant purchasers in the housing market - behind 60 per cent of purchases in February - after a year in which cash buyers were king.

Quick Move Now's market analyst, Donna Houguez, says buy to let investors, who are not eligible to use the Help To Buy scheme, are regaining confidence and re-entering the market, obviously using mortgages to finance their purchases.

We're now seeing the true impact of the Help to Buy scheme as offers made in the last quarter of 2014 are reaching completion. The downward pressure on the proportion of cash buyers is possibly due to rising house prices impacting the number of cash bargains' available.
