Having started in the industry as a foot soldier carrying out searches, I was involved in the creation of the first personal search business. I was then co founder and creator of the first online search ordering platform and now co founder and director of Search Acumen, as business who's vision is to improve the way in which property information is delivered for due diligence purposes.

I agree Rob, getting the sellers to get their ducks in row early doors.. I have the benefit of being in the industry so unlike most, I understand the importance of providing the buyers with relevant information, so when i moved I provided what was required and more. I also have the benefit of having an extremely organised wife who kept everything from when we first moved in. With our buyer we had "zero" further enquiries from their Solicitor. Not everyone is as organised as my wife or has the benefit of being in this industry but there are baby steps to that can be taken to at least reduce the too-ing and frowing. When it comes to the "S" word (Searches) - continue with the digitisation programme so that one day a press of a button gives the property lawyer the data and analytics at a standard fee rate all underwritten for their protection. Will it happen en mass and become the way way of working ? who knows but one can hope.

I cannot see the issue of Ian Peach putting forward such suggestions. Its in the spirit of thinking ahead i dont see it as an attempt to eat anyone's lunch. More often in both the residential and commercial real estate market, lawyers are expected to be more than just the law. Who would have thought 15 years ago one key factor in the decision making process would be internet speed and reliability. in the way it is today.
