Yet again another article that completely ignores the Con29. You cant move forward on a house purchase until you have the results of a full search which is comprised of the Certificate LLC1 and the Con29. Solicitors will still be waiting on the Con29 result from the LA or for the private company to obtain. There will be next to no difference in time because a property transaction requires the Con29 information. As Dee has pointed up - property transactions can take many weeks - much longer than a search result takes to get back. A recent survey showed that the search result creates a delay in less than 1% of property transactions. I still cannot fathom how the powers that be don't realise that this new digital register wont make much difference to the time taken to do a full search because you need both parts of the search..

A somewhat confusing message. A search is comprised of an LLC1 and Con29. Both of these are required so there would still be a time delay obtaining the Con29. Information provided on the Con29 is very relevant. For example - an enforcement notice that has been issued but is not effective yet would be shown on the Con29. It would not at that point go onto the Register. So in reality there will be no difference in total time taken or price (aside from paying a little less for the LLC1 possibly although not with my authority as we already charge £15) As a Local Land Charges Officer I can confirm that yes we would still continue to offer a full search service to save the conveyance going to two separate locations to process a full search. We also have a fast turnaround of between 1-3 working days at the very most generally.

85% of local authorities take up to five working days to process an official search. That's fact. What this article fails to do is mention the amount of phonecalls that a local authority receives weekly from the buyer who has been informed that their solicitor is waiting on the search from the local authority. Turns out that the LA sent the official search back 2/3 weeks ago - and in fact what is happening is that the solicitor sits on the searches until the last minute. Time and time again this happens. The LA gets the blame when it turns out the solicitor is just biding their time - or the search agent came in and did the search a couple of weeks ago but has yet to provide the searches to the solicitor. Yes the solicitor tells the buyer that the LA are taking ages to process the search! Don't tarnish all LAs with the same brush. Many LAs turn searches around extremely quickly. Its a small number that don't and the reasons for that is due to staff shortages.
