Marketing property discreetly in a falling market is admitting to the problem. Its a question of trust and if an estate agent offered me an under the counter property I'd dismiss it immediately. I'd want to see proof of open marketing and timeline.

Its a lack of commitment from Gove and his party to set a target and stick to it. They seem incapable of being consistent and actually delivering what they say. What ever happened to the 300,000 houses per year target? That's been scrapped. Local councils have now put the brakes on. Labour suppliers to the major house builders are running out of work for their gangs and I see the end of the £200 per day brickie coming up fast.

Get rid of them I say. They're a nuisance and agents still abuse the siting of them using lamp posts, road signs, council verges etc. Local authorities should issue 'no warning instant fines' for illegally erected signs too. £350 a board, watch 1000's come down.

I suspect this will end up being an increase in stamp duty for D rating and below rather than a discount for C and above. Council Tax will go the same way.

That's very sad about the 71 employees being owed £127k. I'm sure they worked hard to make Boomin a success but any property web site that promotes the use of ridiculous features like 'sneaky peak' and showing the public where estate agents have valued houses was always doomed.

Well what a surprise - what did the clearly green necked investors expect. This business just goes to shows you really do get what you pay for. Property owners are lazy with their equity but very tight on upfront costs - happy to pay 1% to 2% on completion but ask for £300 upfront for a marketing contribution and its another story. This is simple human psychology.

'.. .. the rise of the low cost online agent has opened the public's eyes to just how bad an estate agency can be .. .. ' I think that comment says it all in relation to salaries. Estate agents pay has more or less stayed the same for decades despite huge house price escalation. I remember working with Prudential Property Services back in the late 80's and a town branch manager basic salary was £30k a year, plus commission and a company Cavalier!. Sole Agency fees were 2.25% and multi fees were 3%. Haven't times changed. Is a low cost service good for the public? If you're collecting a McDonalds then maybe so but if you're engaging a professional to sell your biggest asset hunting around for the cheapest deal will cost you in the end, no question. Peanuts spring to mind.

Simplify the second homes rates system so every UK property has a full rates charge payable by tenant or landlord, in full. Imagine the £Millions spent administering this new system, what a waste of resources.

And what a surprise - cheap fee model invariably results in poor service, lack of investment and relies on high volumes that aren't always going to be there. Dreadful strategy that will mostly end in tears and people suffer as a result. Agree with Ken - PB should send back the extra commission they receive.

Solicitors shouldn't take on the work in the first place unless they can complete the work in a timely fashion. 10 weeks is plenty of time. Some things really bug me though - waiting for the mortgage offer to arrive before applying for searches that then take weeks to arrive. All UK searches should be electronic and free at point of source and paid for only if the move happens. That way solicitors apply for them as soon as the sales memos arrive, raise enquiries quicker and hey presto! sales might end up being a bit quicker.

The actions of the estate agent is at the heart of this story. We dont' have to show anyone over anything if you don't want to - use your common sense for goodness sake!. We regularly turn down 'out of area', 'house to sell' buyers whom request viewings - in fact we may well continue this practice in the future too, its quite therapeutic and time saving. Also if a buyer then claims to be able to buy without selling - doing a let to buy/buy to let - we reject those too because 99% of the time it's bullshit. Vendors completely understand the pandemic position and that lives are at risk. It's weak minded agents pandering to buyers requests and not managing their businesses properly.

If developers and freeholders had offered 999 year leases in the first place this wouldn't be needed. So many new flats in my patch are/were sold with miserly 99 year leases and a £500 p.a ground - what a rip off. .

Nothing new here. Selfishly, as long as current sstc stock can progress I'm ok with a 4 week lockdown. Like most others the last 6 months has been 100% flat out so can't grumble. Solicitors need to carry on and not bunker down like last time, 75% ltv or less mortgage applications should all be desk top and removal companies should be classed essential and continue working. Job done.
