Agree totally Mark - I have been beating this drum with Move With us, winner takes all on multi-agency instructions - no incentive to either agent to bust a gut, as one doesn't get paid, unless you can strike a deal with the other agent 70-30%. These companies are taking us for mugs, and cheap ones at that. I'm concentrating on quality instructions won on my own terms at a good fee. Less is more.

I held back this morning from saying the exact same that Mark stated - I gave notice 2 weeks ago and cancelled all involvement with them, and I was the leading agent on our patch. The last attempt to keep me on board, was from a conversation saying we only take 25%, to which I said yes that is £250.00 per £1000.00 and you don't tell the prospective vendor that do you. Now cancelled.

About to have a Teams meeting with the RM rep at 11.00am. They have written already to say my basic rate of £1185.00 sales only is going up by 12.2% in April. I will take it on the chin, and the extras I receive for EPC's, solicitors fees, survey fees, mortgage fees and a slight increase in our fees will not affect our business. Coming off RM would do, I have seen it locally with another agent who has. I dropped advertising in papers 2007, stopped printing brochures in racks on the walls which collected dust years ago. Cuts to save costs are there if you can. C'est la vie.

Moving house is not selling a brand - it encompasses all sorts of emotions for sellers and buyers, and if handled correctly by a good estate agent, who have charged a sensible fee, to be rewarded on the final result the sale, then both sellers and buyers will see the value in a good estate agent, who have justified their fee. Crack on PB with your delusional free model, Yes, you will pull in some sellers, usually the pain in the backside types, who badger you for everything as they are either desperate, skint or just a pain in the a**e, the exact type of client, who as an experienced agent you should be able to swerve by and leave alone.

Sorry, but I'm old school having worked since 1974 when a tie was mandated. Smart two piece suit, shirt and tie, and polished shoes for weekday valuations and viewings. More casual, but still smart attire for weekends. Remember valuers, alot of home owners/sellers are retired and old school as well. Chavs wouldn't appreciate you being smart, but who wants to sell their homes anyway.

Strike piloted a so called Free selling offer in Bradford and now South Yorkshire where house prices are considered cheaper than most parts of the country. As we all know in this industry, there are always people who want a cheap fee, and if it is free to sell they will use these Hybrid models or online, where an average selling price of £150,000 to £180,000 is normal in these regions, hence the 12% take up.

Good advert, made me smile for a change compared to other adverts by OTM, RM & Zoopla. As for leads and contact in 15 minutes a valuation, just not happening, OK when FREE, but not paying for no leads. We will have to see in the new year what impact this has with homeowners and buyers.

I have been S/E for 31 years, and my God how I have had to sacrifice a lot. No 2 weeks holiday since 1989, no sick pay, fund your own pension and car, I could go on. If you are employed these days you don't know your born compared to when I started employment in 1974.

Doesn't sound enough money to take on the big 2. However, my perception of all this is why does a new entrant (Portal) think the general public need a new portal to look for properties. There are already RM, Zoopla & Primelocation. I was with OTM from Jan 2016 resigned my Bronze membership in May and left in June as my leads were non existent, went back to Zoopla result, leads that first day. That as an agent is what you are paying for. We all hate having to pay these Portals, which when you think about it is quite daft as we all have our own websites, and now with Facebook and Twitter opportunities are massive to spread the word about your listings. Just an observation.

It seems I was one of the lucky ones. Why you may ask? I joined at the end of December 2014 as a Bronze member 1 yr only, cancelling Zoopla, for OTM Jan 2015 start. After 4 months I had no leads from them. I spoke to someone at OTM who agreed to release me from the contract in July 2015 and I paid pro-rata to finish the contract. I went back to Zoopla, and the same day started receiving leads for sales & rentals. Phew!
