Agreed it's better to build your own stack and use best in class solutions customised around how your business works. Besides the data integration problems when using off-the-shelf is you have a 1 size fits all approach is everyone is forced to follow the same processes and way of working that the software dictates which means you have no real competitive advantage when it comes to efficiency. On the flip side agents aren't software companies so developing a tech-stack is unfeasible for most.

Rent insurance claims are difficult already with all kinds of loopholes from underwriters. If a tenant falls into arrears and damages property you now have 2 insurance claims to deal with. The cost for an agent submitting and dealing with the claims will negate any additional revenue. Tenant may not care. But Owners will. They will have to foot bill for repairs whilst claim is ongoing. Cash is King.

Odds are High street agents will go out of business long before 2050 for a variety of reasons of which technology is only 1 reason. Like bank branches, travel agents and poundland before. Investors have voted with their digital stock trades at Foxtons and Countrywide on this. Few independents will survive in niche pockets. I pass a closed branch almost every week now driving around London. Falling income per transaction makes High street, staff are marketing costs unsustsimable. Industry profitability is reducing. Only operators with tight margin control can survive.

Conversely, today it is much easier to build your own internal software solutions, than at any time before. Select best-in-class reliable and secure cloud software rather than generic "one size fits all" industry solutions that silo your data, disable your processes and staff and offer no competitive advantage. Most PropTech solutions we tried, we replaced with our own, using similar software choices to KW. Far more effective Automation and AI capabilities built-in from the start.
