I have a couple of issues with this: 1. "Unfortunately he did not meet their criteria, and was told to stay in his current property and follow the court process in order to be rehoused (which he did)" This is against DCLG Guidance. Local Authorities have been told to rehouse evictees before it gets to a Court appearance and to accept a Section 8 or 21 Notice as evidence of an impending eviction. 2. "The adjudication team did not believe it was necessary for the agent to attend the court hearing, nor to arrange a bailiff’s appointment" If this is a fully managed property then it is part of the agents function to make such arrangements on the landlords behalf and to attend with them dependent on the agents terms and conditions. Whether the landlord is liable for such charges or the tenant is obviously a point of dispute for the DPS even if it is stated at the commencement of the tenancy by the agent. Court appearances can take up a whole day of an agents time. Who then pays for it? Who has caused it to happen by breaching the tenancy agreement by not paying the rent? That's right. The tenant.

Whilst I am in agreement that the "For Sale" or "To Let" sign is still a cost effective marketing tool, their number at sites of multiple properties for let or for sale is somewhat of an eyesore. So much so that some councils are making it an offence under planning laws. And in apartment blocks signs are usually prohibited by the lease. Landlords should check their leases as freeholders and block managing agents will charge the leaseholder around £80 for their removal and disposal. So the message should be "use them with restraint"

Agreed. Unfortunately the business ethic of providing equal levels of customer service to both landlords AND tenants will disappear when the tenant fee ban comes into force. Having spoken to larger High St agencies, repairs for none Section 11 matters outside the tenancy agreement, and out of hours visits to accommodate tenants "needs" will be out of the window. Rent increases on the exact due date, late rent payment fees etc etc will become automatic. There will be no leeway or compromise. All because of the politically motivated need for the votes of Generation Rent and the Shelter crowd. The tenant who complains when an agent cannot get a contractor out for a dripping tap reported on the out of hours emergency line with the cry of " I pay you for a service" is going to be met with "No - you pay to rent a property. The landlord pays for the service" So the tenant will pay more in rent, and get a reduced service. Is that what the government wants? Pay more - get less? This landlord and agent bashing government should be careful of what they wish for.

Agreed. Unfortunately "landlord and letting agent bashing' is a vote winner with the younger voters. We are being sacrificed on the altar of short term political gain.

Unfortunately I had a disagreement with a heating engineer recently from a large national firm who was insistent that a CO alarm was required by law as that was what their training department said.He was hesitant to sign off the gas cert. I printed out the legislation and gave it to him. Is it just a way of making money or a genuine error?

Whilst we insist on carbon monoxide alarms in all rental properties the legislationstrangely only requires it in properties with solid fuel such as coal or wood burning appliances. Whilst some landlords say that as it's not law they do not need one, the cost of one at £15-£25 is a small price to pay for tenant safety. Thankfully there may be an amendment shortly covering gas appiances as well.
