25 years experience in sales and lettings - doing consultancy and training in all things property over the last 10 years. I run The Able Agent, am a Landlord and have developed a new L3 qualification CePAP.

I suppose the question to all the commentators saying we don't need regulation is "would you be happy having your mortgages and banks provided by non regulated businesses"?? They probably thought regulation was a pain too!

It is really important that agents feed into this as it will affect, property details, conversations and all dealing with consumers, However - im not too concerned as everything mentioned is common sense! Most agents I train are already fulfilling all these obligations.

Whilst I applaud more training availability in the industry I feel concerned that something as valuable as training and qualifications is being delivered free without expert trainers to support it. This is so far away from what the industry needs - a quick fix free training course to tick the qualification box.

Prop tech should be there to make the agents life easier and help agents advise sellers in clear language. There is still a huge gap in ability - because of agent churn and still lack of expertise. The service sellers want is clear - honest advice from agents who are experts. Plus regular communication- demonstrating this via qualifications and service levels is such an easy way for agents to stand out and charge better fees.

It’s so important that suppliers understand the industry and engage with agents to ensure prop tech gets used. This needs to be regular engagement and specific training sessions rather than just an on boarding session. We work with a few providers training their teams about the industry.

We’re seeing the same levels of interest in our Online training and qualification. Training is definitely on agents agenda at the moment regardless of RoPA which is really encouraging.

I think it is important that any movement towards regulation is managed with a cross industry voice - the government thinks that Propertymark is that unifying voice which I do believe is a concern as I am not sure that is the case?? I think it would be interesting to run a poll and see how the numbers fall in relation to Propertymark, Guild and other forms of membership. That would give a truer picture of Propertymark's influence at this point.

I think that 84 seems very low for industry as a whole? -The level 2 Junior estate agent standard has not taken off as expected in my view. Do most employers opt for customer service / business admin at l3? Surely as an industry there should be more young people looking to join. I wonder why it’s only 84?

That makes interesting reading - it’s one of the bests tools in an agents tool kit - suggesting and encouraging a “cheeky” offer. We should be proactive pushing for offers as if the above article is true we are missing out on potential offers as buyers are worried about offering too low. If they wait to offer asking price in a third of cases - how many did they consider but not offer on for fear of rejection??

I think Propertymark need to understand what their agents want from them. I speak to many many agents and a very small minority are positive about them - the large majority are very non committal. The amazing feedback we have gained about our qualification alternative to Propertymark shows there is demand for a more commercially driven practical training - and remember RoPA from the governments’ point of view is about the consumer. There needs to be choice in qualifications as people all have different learning styles and needs. Be interested to read the article.

It’s not just about the employer - most staff I come across really want to be able to stand out as qualified and expert. Regulation and qualifications will create a minimum but the CePAP qualification will also allow staff to continue to develop and gain additional specialist qualifications aligned to their job role. RoPA is just the start in my view.

People can use other bodies - it’s just Propertymark are shouting loudly!! We are an alternative to Properymark - better in my eyes as we cover estate agency, lettings, sales skills and customer service in one RoPA ready qualification - so regardless of RoPA it’s a qual that actually adds vale to your team/ business. The Able Agent !

I was chatting to the department responsible and yes it’s on hold as staff resources are stretched but they have a very clear appetite for it to happen. Not it’s still good to have qualified staff anyway! Our qual (CePAP) teaches the law and sales skills and has proper business value in helping staff be better sales people.

We produced an online course with a solicitor to help agents understand what they can do to help speed things up- being aware of any title issues, make sure memorandum accurate and education buyers and sellers in their role. It’s one of our most popular courses on Able Agent so there’s definitely a benefit in training agents to support the process.

Confusing stats - does this mean buyers who sell their property at auction get x% less than if they sold the same property or is it just an overall analysis that properties that sell at auction are generally cheaper stock - which would be true. Needs better clarification.

As an employer I’d look at my staff retention and then think about what I could do to keep my staff. I love this idea. Something like a half day Christmas shopping costs nothing and is great! However I would also add in training, development and qualifications as retaining staff is also about continually developing them.

Boards are key to estate agency - a clear logo and stand out branding is the age old key to market share visibility. Plus we also know that most people move close to where they are now. So yes boards are timeless but not all agents get it right. Every property should have a board up if selling but I wonder what percentage don’t??

I think video yours are a great tool - but they aren’t a quick fix solution to getting a sale agreed but they are definitely a great way of working with a buyer and shortlisting effectively.

I disagree - one of the key complaints I get from agents is giving fees away too quickly - I definitely think better knowledge and confidence helps negotiators win more business. The biggest gap is often between what the business owner knows and what their team knows.

I totally agree - (I may be a little bit biased as I train estate and lettings agents in sales skills and compliance!) However agents really do benefit from legal knowledge and formal skills training - plus I think it helps in staff retention as people feel more invested in. I spent my long career as an estate and lettings agent wanting to do my best but not being entirely sure about the legal world surrounding my job. Once I understood it made property management easier and selling to Vendors and Landlords more convincing!

im not defending her as I know exactly what has happened here! I do sometimes wonder if agents explain terms and conditions in layman's terms enough when dealing with the public. I'm an estate agency trainer and landlord and have just put one of my properties on the market - the terms of business was emailed for me to sign with no other communication or explanation. People sign without reading or understanding these days.
