It's a nasty piece which seeks to demean rather than inform. All good estate agents (yes, Ross, there are many!) know that to arrive at an exchange of contracts will be a whole lot easier if all relevant information is given at the outset.

This is a perennial topic of discussion. There have been many working parties over the years, which sought to improve the transfer of property ownership and the means to achieve it. The late Julian Farrand headed one such working party which made a number of sensible proposals, despite which things remain largely unchanged. Home Information Packs came and went because, instead of speeding up the process and making it more transparent, they ended up impeding it. Even the regulation of agents won't make a difference if agents aren't fully engaged in best practice. The vast majority of agents do the job properly, but there will always be bad apples.

All well and good, but if the pricing of property remains in the hands of agents who are competing for a dwindling supply level, a relatively modest saving on stamp duty doesn't compensate for paying an inflated price.

When will the public grasp that a detached, call-centre operation can never give the level of service that a competent, experienced estate agent can provide. Only when the market slips into reverse - and properties stop selling themselves - will this be appreciated.

Under her stewardship the company has completely failed to grasp quite how much estate agency has changed, how consumer profiles and demands have changed and how the web continues to change the industry. A significant downturn in the market will test agencies to the hilt and only a balanced approach to the business will succeed.
