On the PB topic. I had a vendor today who has been on market for 155 days with PB. Never heard from them since listing and cannot take her property OFF market as the system "does not allow her in"....so how many other poor consumers are in this boat, which I am sure neatly wrap up into PB;s stats in a positive manner....probably classed as Sold in some way or another.....what a tragedy for all concerned.

Good luck Patrick. From someone with years of corporate asset management sales and new homes in particular, your teams will enjoy trying to get through to anyone regarding sale progression (try at least 4 times before you get frustrated), tricky one when New Home Sales deadlines, half year end targets, build timetables and sale chains all need to be managed properly......developers are no ordinary customer who use a service once and takes a gamble on service over fee....cut throat industry for suppliers, you need to be at your best and get it right, first time and every time..but then I guess the PR machine at PB will skim over this!

£4500 saving on a £250,000. I make that around a 2% average fee they are comparing their £834 against......ASA!!!!!! Actually, just been on the site and the "saving" does not take into account the upfront fee of £834 the customer pays, so that more like £3666 and it clearly states against a 1.8% fee...really is that the average in Lincoln?

Absolute garbage report. Honestly do your homework Mr DelPrete. "Cost of Sales line has risen to £452", you don’t for one minute think this figure could be.......manipulated???? or even include costs which may not be LPE's. I say this from some authority as I was offered an LPE 6 months ago and scoffed at the ridiculous commissions being offered...let’s just say it’s about 25% of the £452 and you dont see much of the astronomical Conveyance revenue included in this figure. I would love to know if Mr DelPrete has a vested interest in the business and it's share price?

I'm due to open a new one branch office in March. My fees will be higher than most (I may charge £2!!) , but I am confident of our brand values, our unique differentiation on sales and letting, along with our message around quality. It does worry me that society chases the cheap deal and then ends up moaning about service, which in turn drags all agents names into the same pot, nevertheless, I'm sticking strong and believe that there is actually a market for a proper agency, no call centres, no high valuations etc etc....fingers crossed.

Point 1 Addressed: - I was offered the role of LPE for extensive area on the basis that "at some point" I looked to qualify for NFoPP with their support (not financial). No mention of being registered with NAEA? and could start as soon as possible.........

I'm starting my own agency soon and apart from "average" competition in the area, one other driver was the fact I saw for my own eyes how PB approach the market. So much is put on the vendor and so little paid to the LPE (or should I say lister, as they have no involvement after they take the money). So thanks PB for not making my mind up, but making my decision to start up from new even easier.... yes you'll get some customers who are driven by fee, all yours, as they clearly don’t value quality or service….until you need it. Good luck with vendors agreeing offers that are not qualified via clicking a button, very innovative! The list goes on…………….actually one other thing. I was offered an area the size of Wales, as the nearest LPE was in another county covering a ridiculous area……oh and another thing…..no sorry gotta stop….

Well said Glenn. I continue with disarray and I have to say some humour, at seeing very narrow-minded comments being made regarding your efforts to change this marketplace and your business model (as well as other Hybrid models regardless of how they work). Simple fact is those that are taking so much time to plan their next "clever" response are a, running scared b, strangely not focusing on their own business, c, can’t see the future/in denial and d, running scared….. (not a typo). Short termism will never succeed. Good luck Glenn and all the other agents out there that take on the “norm”. For the record, I’m not an agent, I’m a consumer.
