'Right to Buy' was an excellent idea but the income was not 'ring fenced' to use the income to build more Council Houses for rent. Instead it just went into the general coffers. Once again the implementation of basic Government legislation not being thought through.

As far as property is concerned many, if not most, consumers prefer to use their local agent whose name they know and who they can speak to face-to-face about what is usually they biggest purchase/sale of their lives. Which portal the agent uses is secondary as long as the agent does the job?

What is the point of OTM if it does not have a USP? Their USP would seem to be an element of 'exclusivity' albeit not total (one other portal). Exclusivity can be to the benefit of clients in that there is closer control of the sales process? However, agents would do better to just make up their minds 'to join or not to join' then get on with advising their clients of what they do. Many of the detractors think that selling real property is the same as selling cans of beans

Having read all 23 comments to date I am of the opinion that most have real merit. However, in nearly 40 years in mainly residential agency before retiring it is my belief that the real cause of most delay is caused by the fact the the majority of solicitors/conveyancers are only REactive and not PROactive.

Rubbish! Can only suggest that Direct Line only deal with a particular class of people. A rear sunny garden is most desirable and in my experience has a premium of 1-2 percent AND is easier to sell!

I too spent 40 odd years in residential sales & lettings and in my experience most 'preventable' delays etc are caused by solicitors acting as conveyancers. Latest example: No searches commenced because waiting for money to pay for them. Solicitor waiting. Why not received? He had not asked for it! Result - delay of at least two weeks. Typical.

All that this would do is make solicitors lazier than they already are! They have little regard for the practicality of moving house or the fact that their clients would be waiting around well into the evening for the transfers to complete whilst they themselves would have gone home.

This constant stuff regarding OTM is becoming very boring - especially Simon Shinerock and Graham Norwood and his obsession with OTM. If it suits the subscribers so be it. However the MD who has signed for 5 years.............. I wonder if he really pushes OTM on all of his literature, advertising and displays? Even the 'big boys' who advertise in the Sundays do not. Are these subscribers just leaving it to others?

This must not happen. The RICS is only a small part of the the Sales, Letting and Management of the real property industry. (The clue is in the title) They have wanted to control the whole industry with their restrictive practices for many many years. Any 'supervisory' body must be truly independent.

I support the concept of OTM and agree that TV ads are not as effective as they used to be. What I cannot understand is this: Subscribers to OTM have High Street offices with much display space so they have great faith in office format. Why are they not shouting out OTM with big adverts within this display space (and in their newspaper ads and their own websites)?

OTM will certainly fail if the subscribing agents do not get their act together and REALLY advertise their membership properly - just look at the newspapers - one has to practically use a magnifying glass to pick out the OTM logo! I have been advocating the absolute necessity of a large presence on every part of their advertising since the inception. Time is running out.
