I'm no fan of Kirsty but I agree with what she is saying. Unfortunately, though, she is not the best person to say it, given her background. When we credit-check prospective tenants' bank statements, their lifestyles are often transparent because they buy everything on their debit cards. Many of them waste hundreds every month on McDonalds, itunes, Uber, etc. Then they pay us thousands in rent every year. It actually makes me quite sad to see and I'd love to say something to them, but I can't. So I'm glad Kirsty has said it, because it needed saying. It's just a shame the people who need to listen to the message will ignore her, because of her background.

A tone deaf response from RICS to the members it has betrayed. I also haven't seen an apology from RICS to its members yet.

It took me six years to pass all the RICS external exams doing day release and two years of the APC to get qualified - what a waste of time. At our firm's last RICS external audit they made a big fuss over 50p of interest sitting in our client account (we've never 'lost' even a penny of client money in 12 years). This was at the same time that Countrywide Surveyors had a £10M hole in their client account on RICS' watch. Now they can't even keep their own finances in order. This scandal is nothing less than a betrayal of its own members. A bit of public hand-wringing isn't going to cut it.

I may be stating the obvious here, but this so-called consultation process is evidently nothing more than a sham. Annex B of the consultation document lists seven code of practice consultation criteria, none of which this consultation actually meets. For example, "Consultations should normally last for at least 12 weeks with consideration given to longer timescales where feasible and sensible." This one only lasts five weeks. Annex B also says, "If you feel that this consultation does not fulfil these criteria, please contact..." and then provides a broken email address link. So the only way to voice any concerns over the consultation process is to write a real letter, which means your concerns are unlikely to be heard, due to the short timescales involved and Royal Mail's preference for losing letters rather than delivering them. Given the impact these proposals will have on the housing market, it would be nice if the government could at least abide by its own code of practice for consultations. It's obviously just a paper exercise to make it look like stakeholders are being consulted, but government doesn't care about our views, and doesn't care that we know it. Otherwise there would be a proper consultation, in accordance with the code of practice - at least then they could PRETEND they cared!
