Gazumping will only be sorted when there is a decent transaction process put in place. No wonder sellers are wary when so many sales fall through. A two week cooling off period is more than enough it would weed out the serious from the not so serious.

What a load of old rubbish! seriously are we not meant to pass on higher offers and also I don't know about you guys but I have never in my right mind not passed an offer across in hopes I will get a higher amount!

Whilst I agree this is a massive cop out, all agents are a difficult website to deal with. I found a review on there the other week absolutely tearing in to my agency. we looked through our records and the person has never rented through us. I have tried to contact all agents but never get a reply.

Couldn't agree with this more every time an agent moans about them its a good thing for them means they are winning. We as agents either need to adapt or die, everyone will be offering a hybrid model soon enough. The market is changing the public have an appetite for anything online and lets face it anything cheap.

It is always the way Rob whilst I agree they aren't perfect you have to admire what they have done in so little time. I work for a " normal agent" and I have massive respect for what they have done. Their tactic has been to get as much publicity as possible and its worked so far.

I recently had a chat with someone who owns a few agencies. He had been interviewing for a junior position most of the candidates where under the age of 20. One of the first questions he asked was name the 3 biggest property portals? 40% of the people who answered said Right-move, Zoopla and purple bricks. I was shocked by this but he swears its true, I would not be surprised at all if Right-move felt they needed to change to keep going.

Honestly the constant bashing of a different model is so boring now. I work in a traditional agency and yes they are big competition but they are obviously doing something right. Purple bricks have come and absolutely smashed the online market, whatever you think they've done well.

I get the dislike for purple bricks but really the constant bashing of them! People just need to concentrate on their own businesses, if you are that much better what have you got to worry about? These will be the same agents that when they got to a Val sit there moaning about all the other agents in town. It loses you as much business as it gains. The first thing I teach my negs when they are learning to list is that you should never focus on other agents sell us and what we do. same applies here!

Think your all over reacting a bit to be honest. Anyone with small kids knows how interested in strangers they can be, they were in their own home and the mother was there the whole time. Why does everything have to have some hidden agenda. it was just a couple of kids playing around with a guy who obviously gave them some attention. I have 2 children and if I was there watching what was going on I would have no problem.

I am so torn on the whole PB situation, on one hand I think what they are doing is fantastic, whatever you think of them to take the share of the market they have is amazing. On the other hand I find them obnoxious, so many linked in post's showing market share and constant press. Maybe it is the future but I think there will always be a place for traditional agents. I do find all the purple bricks bashing a bit childish though. if everyone is so convinced they are terrible let them fail, I think people are just threatened and that can only be a good thing for them.

Only one answer to this surely? Drop the ridiculous 3% add on and just charge standard stamp duty. This may have been brought in with good intentions, but it hasn't worked. First time buyers are not flooding the market and all we have done is stagnate what was a booming property market.

The problem is, that everyone is doing it, I work for a franchise I try to be completely honest on price it's very difficult when you are up against large company's that are inflating every price by at least 10%.

It isn't that great long term though at least with landlords bulk buying property you get some good quality lets. In our area nearly all of our landlords have turned to HMO's to increase their profits. All well and good but the quality of some of the work is atrocious and they are still getting top rent. Not just that but I can honestly say I haven't seen any increase in first time buyers what so ever. I get the thinking behind all of this but I don't think the execution has been done very well at all. All we have done is stifle the market and therefore the economy.

Completely agree if you didn't chase the solicitors you could almost guarantee you wouldn't hear from then until the day of exchange. That day of exchange would be much later than it should be as well, it's very hard to find a genuinely pro active solicitor at the moment.

Just because they are 1 person operations doesn't mean there isn't a place for them and before you say it I work for a traditional agent. The hybrid agent approach is growing whether we like it or not 94 is a very good effort in 2 years. well done Glenn
