It was 1999 when I first started pushing the value of a Property Logbook. Pre internet, pre digitisation but entirely possible and feasible then, and so much easier and even more valuable now.

I remain convinced that agents will get a greater return from working at gaining upfront information than sales progressors trying to speed up a transaction post stc. Re-aligning sales progressors to work alongside listers, assisting sellers on capturing all that will help speed up the eventual transaction must be a better and more effective way forward.

A “whole market” review seems very sensible, but to suggest in (virtually) the same sentence boosting support isn’t very helpful as it is often such “boosts” that distort the market. Ultimately it will be cross party consensus, and a strategic intent, that will make a difference.

Isn’t part of the problem here that if it takes a proptech expert 2 months to get his head around it, it demonstrates that there isn’t a simple “elevator pitch” that everyone can genuinely understand. I am sure that Coadjute and its advisors understand this; solve that riddle and the critical mass will evolve, which after all is what it needs.

I can well remember competing with Maurice Beale (& Partners) whilst based in Winchester High Street. A very dapper gentleman who I can still picture walking down the hill from his office. The sale to GA never seemed to sit well with the company but there was no doubt that they picked up a very good firm - although the General Accident and Private Parts was hard to get rid of. RIP.

I not saying this is a bad idea, although it surely requires a nationwide revaluation (however it’s done) to include the value of land, which has previously been the fundamental blockage to making the 1991 valuation fairer. And how often is a revaluation deemed necessary thereafter?

I agree with the phasing out of the scheme. The stress that is currently being experienced by all stakeholders will only be repeated if we have an extension date (another cliff edge). I also understand and agree with a verifiable point in time being a potential point of qualification, but I do repeat the word verifiable, and here lies a problem.

Taper I understand, but restricting to first timers seems ill advised. What this initiative has demonstrated very effectively is that the middle market needed some help, and those needing to up scale for growing families have also taken advantage.

Rob this reminds me of the the large Freehold Management company who, during the last SDLT frenzy, were getting so many phone calls that they decided to turn their phone system off for a week. I am sure that made a world of difference - and why should they care.

We all know that nature abhors (and fills) a vacuum, and I suspect that the drop in SDLT receipts might appear very similar to the £108m increase in property prices, which will have been paid from borrowing rather than personal equity. There are two certain things in life - death and taxes - the Treasury will be looking to recover this personal gain somehow.

I have been tweeting that this could be a solution to, and replacement for, SDLT for some time (that does not imply that I think it is good) and the idea that it could be repealed by an alternate Government seems highly unlikely. But 10% of the gain on (say) my property over 30 years is a significant amount of money, and does it include 10% of the gain that is as a result of owners extensions and improvements? Who knows but if they are excluded then it becomes an area of real contention, but on the bright side a valuation opportunity for the RICS.
