I have been thinking about this a lot recently. Being both agent and property owner I feel it's time for a rebrand. The name "Landlord" is outdated and sends the wrong message. We are not lords we are property providers. I don't know what the new name should be but something like "Home provider" immediately conjures up a better image.

I offer my staff total flexibility but this does come at a price if they do not manage their own time. I train them to have time off, stop checking their emails when they are taking down time and if I need them I would generally send a text to call when convenient. It is a learning curve for those that have adopted the new way of working. Simple solution for an employee is a work phone number and work email. When your not working don't check or answer them! An auto delete function is laughable and completely unworkable!

I agree Simon. I have never liked the term "online agent" anyway. That model has never really worked. It's all about getting the good agents.

Thanks Michael. Re the original Hybrid I define Hybrid not as an agent setup working from home. There are tons of those and always have been especially in lettings. I define hybrid as a network of agents working via a centralised support system within the same network. Anyway that point doesn't really matter. The main thing is that it works and our agents are benefiting. Would be good to chat at some point.

The real commissery is when you pay an upfront fee and the agent doesn't sell the property and you can't get your money back. This is the story I am hearing from multiple customers who have used an agent that promotes commissery.

Some simple maths shows why cheap agency is unsustainable at these levels. Rough figures as we don't know the exact timeline but based on 2827 instructions in the year shared with 205 local property experts that 13.79 each. Let's call that 14 each and at a commission of £225 each they get only £3102 pa as a local agent. Now I am sure there are upsells etc but thats one massive upsell needed to create a sustainable income. This model is not sustainable for the agent on the ground. The old fable of the Hare and the Tortoise comes to mind. Slow and steady wins the race. Those that rush in miss the view.

You have to seriously question the valuation as well! At £798 (£695 net) you would need to sell almost 360,000 properties just to make £250 million. Never mind the cost of running the business.
