So PB pay very little by definition per sale, the great agents wouldn't work for this amount then it is further diluted by the 'LPE' who is now a job centre in effect, perhaps he should try some ex ~ber and #eliveroo staff too surely they can pick up a pen... how long before we have a PB strike and workers rights claims, luckily for good agents bad news travels fast

Good article and I understand the reasoning. My thoughts are more optimistic. That the government will be too tied up with Brexit negotiation and administration which will provide us with some respite from more hair brained legislation..time will tell enjoy your easter !

Interesting one this, Leaders niche was lettings and when revenues dried up they became a sales agent like everyone else. They lost their niche and some of the sheen came off the brand too in my view, aggressive acquisition in a tough market may not work out as planned!

ZPG always seem to come out with the clever strategic moves, first of all they buy agency software from PSG, Uswitch and now data, they are definitely one to watch as they continue to surprise . If I were RM I would be worried, they can still be toppled from that golden throne

Definition of expert: "A person who is very knowledgeable about or skilful in a particular area-" Why would any expert work for substantially less than their colleagues? Because they couldn't quite cut at the 'coal face' of agency. Changing the name to try and change perception is a clever tactic but will back fire over time as the general public cotton on to what we already know. It is an insult to real experts to define these low paid self employed newbies as such. As has already been stated the idea that these people are experts gives the real negotiators a laugh. BTW I understand that they give purchasers contact details to vendors once a sale is agreed, this is their idea of sales progression!- I am proud to be known as a negotiator, a person who can imagine how it feels for the two involved parties in the sale and use my knowledge of values, construction and people skills to ease our clients through what is often a protracted and difficult process. Any good negotiator knows that the chance of a sale falling through without a strong and smart agent in the middle is very high. My suggestion would be to be very cautious if you have a seller in a chain via PB or the like. Their incentive to help ship sailed when they got paid on day one.

Interesting view, im not sure it really would change the general perception of landlords, jealousy prevails but as you and John Legend says 'we're just ordinary people'

Putting off more buy to let landlords will just mean less housing stock for rent, meaning rents will rise, offsetting any gain made by affordable investment. Mad decision from an inept chancellor with no clue as to the broader implications of his actions.

What I do find frustrating is that OTM are clearly struggling with PR. For a large portal this is a huge mistake as the negative press is pushing hard, find your voice Mr Springett, the neutrals like me need to hear this If they had a better PR department surely it would be them commenting on threads like this and I find it confusing that there is no comment from them

I like Richard and think he is a great agency trainer and I find the analysis interesting but either a little naive at best or or very biased at worst. His view suggests that buyers will not check the whole of the market and think that there are only two places to look. In my experience buyers are smarter than this. They will scan all of the portals, check with all local agents and more. It seems to me that buyers are becoming more and more sophisticated and diligent in their approach to a home search. On many occasions we will assist with the search for the less able or knowledgeable buyer. We will check out the areas that they wish to move in every way that we can. It may well be that this area of our business adds more value and this can only be a good thing for keen independents like ourselves looking to add value by going the extra mile. To suggest that a new competitor is spoiling the market seems to me to be saying that they have made a powerful impact. By the way i am currently with Zoopla and RM, not yet with OTM before you all scream OTM advocate!
