General education seems a key issue here between the stakeholders. All should spend some time with the other stakeholders so they understand their business processes better. Then all parties should be looking for the easy wins. Asking the buyers to pay for the searches at the point of sale reduced completion times by 33% but also reduced fall throughs from 43% to zero. this is a step every estate agent could implement today and be ready for Monday morning.

Home Information Packs or not the exciting thing here is the added commitment from the buyers. you get all the benefits of a reservation agreement without the complex agreement. I look forward to hearing from estate agents who would like to expand the trial area. Remember just asking buyers to pay for their searches when the sale is agreed took 33% of the time to completion and reduced the fall through rate from 43% for those who did not pay to zero.

I started selling houses in 1996 and never marketed one without this basic information. I however support the step taken as it is a small step in the right direction as the whole process needs to be made easier for the buyers and tenants. With research showing buyers want to know more about a property before they offer and sellers saying they want to be open about the information they have about the property, more information Up Front seems an obvious next step. Where does the resistance come from?

I am please to say that using a PIP Vault i exchanged my sale in 15 days. This allowed for a longer period to completion so all involved could plan ahead. There is no rocket science. I got my paper work prepared and allow the potential buyers site of that through the Vault. It can be done.

Bryan, totally agree there is no one silver bullet to solve this one, but lots of little steps. Those innovators working together with estate agents and conveyancers is a huge step forward. tjhm

In all the comments above there seems to be one thing missing. The thought of what it is like for the consumers. As an estate agent going to a house that was due to exchange and complete on the same day just after it had fallen through was horrible. Everything was packed and ready to go. This can not be the right wat=y for the industry to go.

Surely no one is going to question the findings above. The house buying and selling process involves a number of different parties, with no one party in overall control. This has created a blame culture, "the holdup is somewhere else in the process". We need to change this to "What can we do now to help different parties prepare for the sale". We need to help the consumers, the buyer and seller prepare for the process. Their understanding of the process needs to improve and all parties need to prepare and communicate better.

Great that houses are selling strongly. Now is the time to work with your clients to make sure there information for the sale is ready asap. At PIP Vaults we provide a place to store and share the information with potential buyers to speed up conveyancing and reduce fall throughs. Some agents respond that that is the conveyancers job. I believe that estate agents have the opertunity to win this sector of the business and increase fees, or certainly stop the reducing fees. It is the estate agents who are liable to disclose "Material facts".

Andrew. I think this is a step towards your goal. It will not be reached over night but getting this information into the process as data rather than answers on a form is a big step forward. I remember discussing our PIP Vault with you and sharing this information with potential buyers during the mrketing phase of the sale can only help the process. tjhm

One angle that seems to have been overlooked in these discussions, is how is this information going to be dislayed to potential buyers. One methord availiable today is the PIP Vault. A digital dataroom, opened by the estate agent, but where the agent, seller and their conveyancer can post relevant property documents that can be shared with potential buyers. Some say data is the new gold, but it is what you do with it that matters.

People agree the process is too slow. Using a stick rather than a carrot builds in a blame culture when it is often difficult to identify the cause or causes of a delay. Up front information displayed to potential buyers before they offer, on a system such as our PIP Vaults will help conveyancing times and reduce fall thoughs. Accepting change and flexiblity will be rewarded.
