With speculation you get property stagnation! Another reason for buyers to put their search on hold ! Seriously this government does not have a clue . You either make a decision or you don’t , you don’t start talking about possibly making a decision .

The fundamental difference is that they do not have to go into the office , they choose when they work, how they work and have no middle management telling them what to do . So yes very different .

I really hope that you never fall ill, or have financial problems where you get into debt are overdrawn and literally can not put food on the table for your family . It is not the children’s fault if their family have financial problems… Think bigger picture!! Not little England. We are a rich country and no one should go hungry .

I think we are all totally appalled by some of the racists comments which have been directed towards great players who represented us all on the world stage . I think the #connells deal it probably the right way to go, the in house #alchemy deal is just more of the same and frankly as long term investors they should have stepped up a long time ago and demanded action. Yes there will be branch closures , yes there will be merging of brands , yes there will be loss of back office staff ! But what is the alternative ? Total collapse? #countrywide still has some great brands, great locations, great geo coverage but more importantly some great people at the cold face running their branches . It is the people in the branches that I would prioritise and look after for without them there is nothing. They are the ones with relationships with vendors, landlords.... they are the past, present and future . Look after your employees.

Not a bad idea from Jeremy Hosking. He should clearly get more involved in the daily running of Countrywide. The problem with the share idea is that most staff were encouraged a couple of years ago via a salary sacrifice program to buy shares in countrywide. For every share you bought you got one free. This was launched when the share price was around £5 a share! A lot of long terms employees who believed in what thy were doing opted for this share program and all got burnt and watched the share price plummet and all lost money . The only hope for countrywide is for the old guard who run the show to step aside and radical change brought forward. The need to reduce to 3 brands , Bairstow Eves - Hamptons - John D Wood and lose 50% of their high street foot print, to change the way their agents are paid and offer less basic but much higher commission, at least 50/50. Them they might have a chance of survival !

Back in 1999 when I first entered agency, an old friend advised me to meet up with Colin. He was working at the time In Camberwell for Andrew & Robinson but the recommendation was based on his time at Roy Brooks. In all honesty I can say that he was probably the first agent I sat down with who took the time to explain to me what he did and the art of being a good estate agent. I remember him saying just never lie! To us in the industry Roy Brook was a legend his no nonsense property descriptions were part of popular culture in the 1970’s. To my parents generation Roy Brook and Colin Lowman were estate agent heroes and could probably still teach us all a thing or two about customer service and knowing your clients. Legends.

We have a very good relationship with all our contractors , including Rightmove and Zoopla, there is not one who has not offered some kind of reduction or postponement of monthly charges during this crisis which is a massive help in these unprecedented times . I have been humbled by conversations I have been having with other business leaders and also With our suppliers and Contractors . We are all pulling together to get to the other side .

Let’s not sugar coat what is happening, we are in unprecedented times. It is not just sales which are crashing but Lettings as well! Most tenants we are looking after have been calling asking for rent holidays or to break their lease. We have properties under offer where buyers are pulling out, we have properties which have exchanged where buyers no longer want to complete. Where we do have applicants who want to view available stock we can not show it. We still have to look after and deal with the public and try and resolved daily problems in our managed stock. When it comes to government help, it’s a load of crap! Banks are asking for personal guarantees in order to lend , even if the government said it would guarantee 80% of any loans given out . When it comes to pay most of my colleagues who work in branch get a very small basic salary and the rest is commission based so 80% up to 2500 will not really help them . As for all the poor self employed agents, contractors there is zero help at the moment . So yes this will be a game changer for estate agents across the country and for a lot of other businesses as well. Not happy times at all. It makes the 5 years of Brexit uncertainty a distant memory.

It all depends how long the lock down last for . The figures speak for themselves. Most of our calls over last 2 weeks have been from tenants asking for rent reduction or wanting to move out early . If we do get someone who calls wanting to view a property , we can’t, for 99% of clients say no and it is not safe anyway for our agents to do viewings . Our businesses have ground to a holt overnight . Our short term letting operation his full of cancellations because people can not move . After 5 years of Brexit uncertainty most companies do not have cash reserves . For us it is very tricky for most of our agents are self employed and so far they will get zero support despite paying their taxes and contributing to society like everyone else. These are not good times and I guess we are all as confused and trying to find the right path for our colleagues , families and friends.

Dear Michael Happy to meet any time to discuss and answer your points above. As I keep saying there is space for more than one model and it is not a fight between high street / hub / up-front fees . However I do struggle to see the difference between chain brands on the high street ! They all seem to still be working the old foxtons on steroids approach to agency . I believe the future will be hub models like ourselves and good independent high street offices run by their owners .

most agents love what they do and are very protective and proud of the companies they work for . Which is fair enough! I am also sure there is a place for different models and not one is right or wrong. Markets and people do change , just look at our supermarkets or coffee shops, banks , travel agents .... how people now prefer gin made by small bespoke distillers rather than by giant companies with no story ... What no agents wants is to lose their job because their bosses did not want to adapt or move with the times . No one wants a Kodak moment.

Having worked for both Marsh & Parsons and John D Wood ( countrywide) I am struggling to see how this merger would benefit their staff. From a london point of view Marsh and Parsons, John D Wood and Hamptons all operate in the same geo locations ! In fact Marsh & Parsons shops are mostly located very close if not next door to a Hamptons or John D Wood branches. So if they were all part of the same mother group how would this work? Would they share data on their valuations ? How would the end user / clients benefit? Or would the same happen as it did with Faron Sutaria which was shut down because it overlapped with other countrywide brands in 2018?

I have run many John D Wood & co offices so I do understand about high street offices . The days when buyers and tenants would take a day off work to walk down the high street and register with every estate are over , this no longer happens ! 95% of searches start on-line. Yes a physical location does give clients comfort, hence why we have hubs. Just like banks , travel agencies, insurance companies , mortgage brokers .... I don’t think empty , run down high street offices with one or two people sleeping at desks is a great picture or the future . This is not a cost decision but better working . Agents are more productive and have more fun . And yes I agree we are in a world of connectivity and mobile working . I would much prefer to nip over to my clients house to give them face to face feedback and have a cup of tea with them , then be forced every Tuesday morning to do vendor feedback between 10:00 and 12:00h which you get when you don’t work for yourself and don’t have total freedom.

We did set this up with power to the people in mind. Our agents get 80% of any fees they set . Works pretty well for them .

It is clear that across all kinds of industries and sectors more and more people are choosing to step out of the 9-5 grind and create a better lifestyle. There has also been a big shift in the consumer's attitudes. For various reasons they prefer to work with someone they know and trust rather than a big corporation. We have all watched the collapse of high street model, and over the last ten years we have also seen the discount onliners grabbing a share of the market but it has not really worked for them. So a third model, one based on very personal "bespoke" service, is really starting to get a foothold. Buyers and sellers, landlords and tenants can now choose to rely on an individual who works for himself/herself under a banner such as Agent and Homes, Keller William, and others who are all trying to occupy this new space in their own way . Probably the three models will co-exist for a while, and time will tell which of them comes to dominate, but the key will surely be who can offer the best service for a fair commission...
