Judging from the reviews on Facebook it does not matter when you instruct Simply Conveyancing as they seem to take 9-12 months to actually complete on a purchase. Shambolic company who really should not be involved in peoples primary investment. They manipulate trustpiolet , you only have to look at Google reviews to get an idea about these cowboys,.

If you think having NAEA or ARLA after your name makes you qualified then there is absolutly no hope left. Most agents think a party wall is somewhere to have a disco!! There is no way agents in the UK could convey property transactions without a major change in the industry and fee's mirroring the USA model.

Left them years ago. I asked at the time why they thought they had the ear of the government when every time a new property announcement was made they acted shocked. They spent so much of their member’s money cosying up to the government only to be ignored when laws were debated. The public have absolutely no idea of who they are & what they offer. Perhaps they need a better PR to inform and educate the public because they have failed to do so after 30 plus years. I wish the new guy lots of luck and hope he has the 'boys club' tie or he won’t last too long.

Whist you are correct in your assumption they are not an estate agent, there is room for everyone at the table and if someone wants to sell below market value then good luck to them. A fool and his money are easily parted.

“There’s little let up for First Time Buyers"-when discussing estate agents fees one should also be aware that first time buyers don't pay these fees so in all they have no issue with rising costs of agents fees!!!

It feels as if any change in the market, be it taxation, price rises/falls, section 21, for you it will all end in the death of the market. Having been in agency for the last 37 years I can honestly say you are talking tripe. I appreciate your concerns but best keep them to yourself Paul.

Whilst I love positivity you need to remove your rose tinted glasses and come down a bit from that ivory tower. This is all going to get rather messy and whilst it has the feeling of 1989 it is economically totally different. The market is already flattening out in central london and it won't take long for that wave to move out!

Does Simon know more than we do! I doubt it will be just removed in March as they will have to reform it and other taxes to claw back the funds over time. I have heard talk of increasing local council taxes and doing away with stamp duty all together. Whatever the outcome it is going be a tough ride for the next few years.

The £21 per property assumes all instructions come from Rightmove, personally only ever received 1 instruction via a web site, all of ours come from recommendation or local canvassing/marketing.

I just put in the NW1 postcode for Estate Agents on there site and got over 16 pages of agents from West Hampstead to Islington. Why do these people bother, who is going to look at 16 pages when they can't deliver what is asked for. I suggest a redesign of their search facility before they formally launch.
