Interesting, but how do measure market share? Number of properties for sale- no! Any agent can overvalue and underperform to increase their board count and create a perception of having the largest market share. Surely its about turning the stock and sstc pipeline as overall % of total stock. Measuring the churn is the better way to judge performance rather than number of properties for sale

its staggering that some on line agents have thought that customers will gladly pay 'up front' and not question the model - especially when public trust in the estate agency industry isn't great.

Agree with Chris' comments. The future will be more USA method, plenty of networking, operating on line and with an office to meet & greet customers, therefore adding the 'personal touch'. No need for high street window to showcase property as the portals do that.

If its to be the 'definitive, go to' index that is credible, reliable and trustworthy then it may replace some, possibly all of the others which would be a good thing. Like all information, its true value comes from how it is used. If the Land Registry could update their own data in a more timely fashion rather than the current 3 month lag that would be a great start.

What they do in the USA is create a healthy competitive environment where agents ( realtors ) work together that benefits the main stakeholders...sellers, buyers & agents. Fees are much higher compared to the UK - makes you wonder who has got it right.

Seems like an opportunity for all estate agents to educate their potential clients as to what they do differently to the competition, what is their USP? and why that vendor should instruct them to act. its more about explaining how they do things and what is the contingency plan if they need to change direction - dropping the price isn't always the answer and is the easy option - bad press if the asking price was based on the agents valuation - there are lots of things an agent can do!

The reduction in stock isn't due to one single factor - the number of new genuine visitors to new homes developments has also fallen in many locations so the challenge seems to be across the industry. the priority should be what can be done about it and how agents etc react to the current environment. Encouraging motivated and some speculative sellers is key and so is educating them.

The 'shop window' of many agents is used to retain a high street presence so agents need to find other cost effective ways to retain and promote their brand which as we all know is where the internet pays its part. Many agents are already moving to smaller premises in or outside of their town centre locations as higher costs and downward pressure on fees hots up. I can see agents retaining their presence by using offices rather than units with shop windows so we have a hybrid high street and on line model.
