I was in Shepherds Bush at the time they opened in Notting Hill, in my view 90% of every dreadful estate agency story has started in a Foxtons branch, Jon Hunt and Rollings presided over the very worst of agency which has led in large part to Estate Agents very poor reputation, they have nothing to be proud of and I speak as someone with over 35 years in the business.

Just curious as to how accurate the online valuation tool is and who is liable if the property is sold say £50,000 under its real open market value...?

Liking your own posts is spectacularly cheesy. You clearly don't understand what a good agent does and as for the professions, the reason lawyers are so slow is not because they give a damn about their duty of care to their clients it is because they have piled their desks high with conveyancing and don't have enough time to do it properly hence the totally unnecessary delays. As someone with 36 years experience I can confidently say I have had more problems caused by the total lack of professionalism by those in the Law and surveying than I have had from junior negs without the benefit of an education but with a bloody good can do attitude and the will to get it done. Frankly most lawyers in property should hang their heads in shame.

Looks just like the run up to the great crash of the late 80's when the government cancelled MIRAS for both people buying. The next day the phone stopped ringing, it didn't start ringing again properly for 5 years... The only solution is to abolish stamp duty completely other than overseas buyers.

Err where exactly is the evidence for a 12% drop, From what I can see vendors are saying if we don't get the price then we won't sell until better times or rent it out for a while, the builders have already claimed they have lost 35% of their production for the year, only adding to a shortage of supply and putting a floor under the market.

Sorry out of date already! Johnsons favourite newspaper is leading on him today saying full steam ahead, no austerity, he wants to use this as a springboard for investment projects so business as usual...

No problem Buffoon, Baboon, who cares how you spell, when dealing with an ignoramus.

Well Middle the mere fact that you have gone to a supermarket means that you are mingling with hundreds of people all who have left their own trace whether you see it or not, unless of course, Harrods have shut their food hall especially for you. As for working this Baboon has carried on in complete observance of government guidelines and social distancing, there is far less risk for me and my staff (Who are grateful for the work they get) visiting empty properties than when you go shopping at your local supermarket.

So Middle have you been to a supermarket recently? Mingling with hundreds of unknown people, with unknown medical history touching all those things you want to buy with their contaminated paws? We have a duty to get back to work as soon as possible. I have worked straight through and have had no problems carrying out inpsections on my own, with keys dealt with at a distance... I cannot see what the problem is as long as you aren't licking door handles you should be fine.

As an inventory Clerk I've been told that I can carry out inspections without tenants present, handing over keys is done at a distance, so why surveyors and agents cannot work on the same basis is bonkers. The only reservation about viewings I would have is that some potential purchasers are a little light fingered so need keeping an eye on in occupied properties, you are at more risk buying a loaf of bread in my view.

I'm surprised virtual valuations are allowed, they are a clear breach of an agents duty of care to a prospective client.

Nobody is talking about opening bars for months, it is perfectly possible for agents to work at arms length I've been doing so for weeks.

People have been delaying their moves since Brexit began, the year kicked off very well, all that is happening is we have lost 3 months of the market, property is still in short supply, families need bigger homes, people are still moving for work. We tend to be creatures of habit and will return to our old ways faster than you think, already since the first signs that we will be opening up May 11th the holiday companies have found a massive surge of enquiries for later in the year...

I don't see what the problem is, I have been doing inventory check ins and outs, the tenants leave me to get on with it, keys are given a quick squirt and handed over/collected at a distance, for sales all you have to do is open the door and follow at a safe distance and if its empty just let them get on with it. You are more at risk at the supermarket.

In addition to your comment as someone who worked through the late 80's early 90's recession is that at the time endowment mortgages were very popular but were also responsible for a huge increase in the number of repossessions, endowments being a fixed term contract that had to be paid every month, the banks were unable to extend the term of the mortgage to ease the pressure of payments forcing thousands into repossession, those circumstances do not exist today.

I have my own inventory business and have been doing check outs mainly and a few ins without difficulty, my agents are working from home I pick up keys from the doorstep do the job without tenants in attendance, when they turn up keys are left on the kitchen worktop... I never get within 10 feet of them, I cannot see why agents cannot do viewings perfectly safely just by opening the door... We have a duty to get the economy moving ASAP.

I have my own inventory business and still doing move ins and outs as far as I am aware in full compliance with the regulations, nobody is present at the property and key hand over at a distance is easily arranged.

I quite agree and that's because of the pitifully low standards of most high street agents, letting agents and the major chains are universally dire.

Hi Hannah it is still possible to get work done, you may have to ring around a bit. I have my own inventory business, we are still functioning doing inspections on the basis that tenants are not there, which still complies with current guidelines, I know cleaners still working as well.

Absolutely right Tracey! I wouldn't hesitate to contact the police, the neighbour is far more likely to catch something when they are hoarding loo roll at the supermarket than from someone who is trained in hygiene management. Where she is moving from and her circumstances are irrelevant.

Louise, I have my own Inventory company, for the last couple of weeks I have been doing check ins and outs mainly without tenants present, just picking up keys from agents who I know very well usually just handing them through the door, when I have met tenants it has been on the strict basis of handing over keys and then they have to leave. The fly in the ointment is, of course, the deposit return, I suspect the government may just say, give it back to the tenants, which of course could be grossly unfair with the cost of cleaning and damages. I intend to continue working until the authorities say stop. I am taking all the recommended precautions, gloves, gel, wiping over keys etc. I'm afraid the AIIC are not giving a great deal of information to us at the moment. I would get your clerks to carry on without the tenants present. If you want to chat further- r.kirwan@btinternet.com.

Really? Supply at cost? Agents are notoriously bad payers to suppliers and sub-contractors, the margins are already wafer thin. So agents will now pay upfront before they receive the goods or service...Yeah right.
