my expertise in the industry

I have over 14 year's experience within finance and property, and a long history of innovation. While working for one of the biggest banks in the world, I was given an award for transforming one of their worst performing branches into one of their best, sparking my passion for innovation.

I then moved into an estate and letting agency and was responsible for transforming an existing ageing brand with 300 properties under management. Working with Iceberg Digital as one of their clients, I reinvented their entire systems and processes in order to build a modern, data driven business, winning multiple awards along the way.

Implementing a rebrand and making other changes, that agency now manages over 700 properties and has a turnover of £1m+ out of just one office.

Having experienced this incredible transformation as an agent firsthand, I felt so passionately about helping others do the same that I now drive a 4 hour round trip everyday to help our industry understand the importance of data in their business and what a difference it can make.

Show value in what you do and your identity to the dormant market about it, not just people looking to sell tomorrow as they will never know the difference. Don't just stick your properties on the portals as you're not vital in the process and advertise that you just do professional photos, floorpans, matterport , are on all the portals and social media as everyone says that. You could says its our team that makes us special but thats what everyone says. If it is your team, allow them time to become the faces people warm to but in all of this its about being VITAL. So many agents I see round the country increasing their fee to what is being said in this article so there is a change..... one side who has worked out how to market to the public and not just houses vs people who dont who are fighting cheap fee agents.

Cant beat another bit of press to link up for your SEO. Trustpilot shows a different story to the publics reaction around this if we weed between the obvious recent staff reviews. The quicker agents realise that their using their content for free to drive public traffic to their website, meaning data follows so they become valuable on this the better. Boomin is not there to help anyone but instead a strategy to start up followed by IPO, similar to the success they had at PB. I congratulate them on trying that same strategy to earn them even more money off the industry. I wonder how many have been incentivised if they reach an IPO?

Remember PB promised their own agents they would earn a fortune working for themselves, only for them to find out its wasn't so green on the other side long term? Really they were recruited to collect data on homeowners all round the country of people potentially looking to sell, which made the company more valuable and owners to earn more money through capital investment and increase in share prices. A share price, which at writing this comment, is trading at less than when it first opened. A great model to make money from but bad investment for either staff or later investors sold a dream that was never fulfilled. SO.... Why not create a new company after this where you offer it to agents for free, so they can providing you all their data and new data of people looking in the area and even if you can deliver leads after a year, you still win as thats your data now..... Your company now becomes value and interesting for investors to invest within, so you can make more money from agents and the industry without it solving the main problem which is Helping agents to remain vital using their own data for themselves and not giving it away to others. Stay awake.... when its free YOU ARE THE CONSUMER.....

Completely agree. Within the digital transformation, you need people in companies to embrace it before its too late and discover the hybrid between tech and the human aspect. understanding their identity, purpose and the ability to communicate personalised messages to their audience. Using tech to help with time on admin and automation plus to work out all the unstructured big data flowing into their business in a way the human brain can use it.

I am running the London Marathon this year for mental health charities CALM and Child Bereavement. I also have a non profit mental health charity brand called FightTrain where all money raised is paid to the CALM charity in memory of a close friend.

It's about understanding the digital transformation the whole world has and is currently going through at the moment. Some agents have started to adapt to the way the world works now in marketing and customer experience, the more they develop this, the more they will take business from agents still stuck in the 1990's in how they obtain new business. We're in an era of data and agents need to understand how to use it to its full potential.

Lack of agencies understanding their DNA and ultimately their audience to target. I agree that the time process should increase in getting the property sold and the agent earning their worth. Its crazy that we can work on something for months and at no fault of the agent, fall apart and to not be paid for the time/effort.

The general public perception on us isn’t a great one and this cements it even more by using this outdated method. Keep in the era of pinstripe suits, escorts, cold calling at 9pm and leaflets with ‘free valuations on’. Agents deserve not to be fighting over scraps like hyenas on mouldy carcass. Focus on a proper strategy of winning your future clients minds on their journey of discovery before they put their house on the market. This is done by really understanding your business DNA, why you’re different and knowing your ideal customers, combining it together with some amazing marketing to them in real-time.

It wouldn’t be wise for portals to become just a transactional business model. Over the last decade or so this type of model is failing. If a portal were to try become the agent then they would move away from a residual business income model paid by the agents currently.

An interesting fact from their studies is that 49% of people will be looking to sell in that 5 year period after. How many agents have robust systems in place that tell people when they start to become active again.

With the 'Digital Street' project, Land Registry is working on as we speak, in which they completed a residential transaction a lighten speed using a mobile phone, it will be interesting to see the landscape change when that is rolled out in a couple of years time.

It will be interesting to see that after removing their focus/spend from taking over the globe to directing it back to the UK market, how this will change. The idea when it comes to venture capital fundraising sometimes is to see if a business is given a certain amount of money what can they do with it. Of course, Purplebricks did 'test' the American/Australian markets too soon but at least they will have a certain understanding of what scaling will be needed to done in the future to seek further investment. 2017 was when the global venture started and the burning of cash began alongside the lessened fear for the online model. Now back in the UK, will share confidence start again once the burn rate goes down? With the fall of all the other online models, which naturally was going to happen and with PB taking market share from them, will this further increase presence? Time will only tell once they exit the American market and how that costs, will determine what time further fundraising will be sought after.....

I believe it comes down to managing client expectations. I used to provide a flow graph to clients to show at what stage the property sells at and all the stages after it. We would discuss a marketing plan for the first few weeks and then what steps afterwards needed to be done. If timescales were also discussed at the same time when the offer was presented, a date is then set by both parties. It avoids the agent being blamed for the delay if either party has slowed it down or the date can be used to push things along. The first thing is being realistic with the client on what the value is and not what they want to hear. As soon as you have to discuss a reduction in the first few weeks after promising a higher price, they start to get a bitter taster in their mouths.
