ROPA is a positive move for the industry but it will create a gap between self-managing landlords and agents if it's only required by letting agents. By default, self-managing landlords are letting agents. While I expect the legislation to eventually cover all landlords and agents, I fear this will target agents first which will increase agents costs. It must have full coverage across agents and landlords to be effective. Plus, it must be made clear what qualifications, codes and licenses are required specifically.

Rent prices will increase to cover any increases in buy to let mortgage payments. That's inevitable. A property investment has to be profitable or it puts the tenants at risk. Oh, and it's got to be profitable or nobody would invest in property!

In my area, Rightmove accounts for 75% of all sales and lettings leads and provides an excellent return on investment. I expect the agents that have joined SNTRM are able to survive purely on Zoopla and On The Market's leads alone. I appreciate and respect that but in my area, it would not work due to current market share. I'd need to see evidence that the other portals are certain to achieve a better return on investment for me to stop investing with Rightmove. I'm all for fighting, disrupting, rebelling so I'll keep my options open when that evidence is presented.

The WORST agents, high street and online, put tons of effort into criticising other agents instead of focussing on providing the customer with solutions to their needs and answers to their questions. This marketing campaign will do nothing more than build another whining, moaning, bitching and dishonest brand from yet another company that claim to have the answer to a problem that does not exist. Great marketing campaign whoever came up with it. Genius! What's wrong with building a brand based on honesty and integrity? Maybe Nested could try that before building a brand that moans about other agents using false claims and accusations. How do they know if all other agents do 'half a job'? I bet 90% of agents don't do half a job as you claim. In fact, I bet 90% of agents do more than Nested. I think ASA needs to step in here.

Well in that case, Pink Street (Portsmouth) sells 16 times as many properties as all of the other Estate Agents in the whole country COMBINED. Please don’t question this factual statistic... Thanking you in advance

I agree with dressing smart but I believe an agent can be professional without a tie if they want. Let’s leave it to the staff to choose their own comfort. Owners/managers must make sure their staff are professional, well trained and educated to a high standard in order to perform their duties and gain the trust of the client.
