PIP Vaults allow you to do this today. Buyers need to start demanding to see this information from the estate agent and seller direct.

Stephen I agree in part and then not in others. i certainly agree conveyancing is getting more complicated. To make it easier, getting as much of the information required as possible, prior to the sale being agreed must make sense. Conveyancers can then focus on conveying rather than the admin of information gatherers.

Using a PIP Vault I was able to exchange my sale in 2 weeks and a day after it was agreed. The PIP Vault is a data room available to estate agents where any information about the property can be displayed by the seller, estate agent or solicitor prior to an offer being made. The purchaser is much better informed so not only are quicker exchanges possible, fall throughs are reduced. (piphome)

Sellers preparing their property information prior to the sale being agreed must be the key to reducing fall throughs. Surely it is in everyone's interest, except possibly surveyors and solicitors, if one is harsh, to reduce this wastage. It must be in the consumers interest. Why are estate agents not pushing their clients to prepare better. They can all use a PIP Vault, where this information can be collated and stored, as well as shared with the buyers. It is currently FREE.

Lets hope this surplus of cash buyers gets agents to focus on encouraging sellers to prepare properly for a sale so exchange of contracts can be a couple of weeks. That sort of timescale will give all parties much more confidence in the property sector.

If we can not be clear about our terminology within the industry then how can we expect our consumers to understand. This article is about how long a property is taking to find a buyer, not how long sales transactions are taking. With the research stating " 76% of active buyers in the UK were confident that they would purchase a property within the next three months" there could be plenty of disappointed people. tjhm

Bryan I agree with you. It is a strange system today where you can get to SALE AGREE without any commitment from either the buyer or seller. One or two small hurdles, if only to prove the ability to proceed will weed out some parties and make the whole process much more efficient. This must be to the customers and the agents advantage. The challenge here for estate agency must be to make sure Private Treaty sales can improve their transparency, speed and certainty so that GenZ find it fit for purpose. An exchange of contracts 2 weeks from agreeing a sale is what the next generation will expect.

Having achieved an exchange in 2 weeks and a day, having displayed all my properties information in a PIP Vault during the marketing phase of the property, i clearly believe in it. I am a strong believer that the more information a seller can gather and share with a potential buyer, the better informed the buyer will be and less likely to have surprises that give them opportunity to change their mind. Don't forget that quicker exchanges help reduce fall throughs as well.

A small sample but a very strong result. There is so much hard work being done in this space it is certainly feasible. Looking at the participant on the working parties, estate agents are not well represented, compared to others in the process. Agents need to be encouraged to engage with the change process to ensure it services them into the future.

The main point here must be that a quicker and more efficent process is required. With technology and determination from the whole industry the process can be made quicker and more transparent. I believe the current system might not be perfect but it is what we have and we do not have the time to start making wholesale changes. The younger generation are demanding more certainty in the conveyancing process. With "Up Front Information" displayed to potential buyers before they offer and timely processes this can be achieved.

Green mortgages may well be "only scratching the surface in terms of helping to make the housing market more energy efficient" at the moment, but they may be used as a tool to promote higher etc in the future. If loans/mortgages are made cheaper for more efficent houses it will slowly widen the gap between the value of houses with varrying EPC's

When the whole conveyancing process is quicker and more transparent, providing the cost of moving (stamp duty) is reduced the whole process will be much more fluid.

If best and finals are used on a very popular property a good result can be achieved. i would always recommend having the title, searches and property information forms completed and avaliable to potential buyers so the successful offer has 2 weeks to exchange. As we all know you only get certainty with an exchange. Free PIP Vaults can be used for this.

One thing missing from the research is the non property matters that can result in fall throughs. Such as loss of job etc. These are reduced by quicker exchamges. The one thing that can be done is to gather this information at the start of the marketing period and share the information with potential buyers before they offer, so there are aware of any issues.

Music to our ears. Buyers want to be more informed and the current system does not assist them in any way. A number of companies are looking at different information buyers could find useful. Surely qualifying the buyer is part of any estate agents job. Then it is their client, along with themselves who can decide who they will allow to view their property. Many sellers ask for just "proceedable buyers" to be shown round. This is not an entertainment industry.

Doing just this, i was able to exchange the sale of my house in 2 weeks and 2 days. When we agreed the sale the buyer had not appointed a conveyancer. It can be done. I completed the property forms and even purchased the searches. Put them in a PIP Vault so potential buyers could see them before they viewed or offered. I did not get a survey done up front but this was completed in the second week. IT CAN BE DONE, I believe the drive has to come from the estate agent and seller.

These figures are no major shock, it shows a quicker sales process with more information up front is being requested by the consumer. Why not display this information to potential buyers during the marketing process in a PIP Vault. We are providing a space for agents, sellers and conveyancers to store and display the information.

Up front information is one way of helping speed up the process. A PIP Vault, free for agents to use, is a digital dataroom that allows the seller, agent and conveyancer to post property documents. These documents can then be shared with potential buyers before they offer. If you were buying a car you would check the paperwork before you offered, why not a house? Compliance with the display of material matters is also met!

PIP Vault agrees that you need as much info up front as possible. If you have any info and need to present it to your buyers and their solicitors, via your website if necessary, you can use a PIP Vault for free [think of it as an auction dataroom]. Agents open the dataroom and the agent,seller and seller's conveyancer can post to it. Potential buyers can see the information via a property specific link.

Perhaps now is the right time for Estate Agents to start thinking about advising their clients to get the searches "Up Front". If not on day one of marketing then as soon as offers are anticipated. Searches last for 6 months, with many firms offering a refresh service. The cost of the searches can usually be recovered from the buyer.
