We thought Instagram would be king of social media a few months back... Guess what? TikTok is slowly taking away their engagement. RightMove have had a good run but they are just living of their brand, they are slowly losing that by the month. Zoopla will take over but I predict Zoopla will not hold the throne for long as there model is not much different. True disruption will occur, agents are sick of paying for your yachts and fancy holidays - it's only a matter of time. RightMove will not be #1 in 2030.

I'm glad to see things like this promoted. Corrupt agents thinking they'll get away from things making a quick buck. Hopefully, articles like this will put off those thinking about going down this route. What goes around, comes back around.

This is a hard one to be honest, I don't want to say 'it can't be done' because anything is possible. However, I feel like people on Instagram are only on there to be entertained. So yes, luxury and inspirational properties will work for those that want to dream to own it one day but real buyers... I feel you have your chances if you have followers within the millions in X location. A good indication of this is to look at the top portals: RM, Z, OTMP they are spending little time on IG its because they have tested the waters. You would really need to have the sexiest properties to pull this off, we are talking sothebys or keller wiliams type of agent. Just my opinion though, I hope you prove me wrong :)

Is 1,000 people looking at your properties better than 800? The answer is yes. Free to list portals such as Residential People have my entire support. Took me literally 2 minutes to register on the site, 1 email to connect the feed and now we're getting free leads over the last 6 months? even if its lower than Zoopla. It's FREE. I do not see RightMove being where they are in 10 years time. I am confident they will be dethroned by Zoopla but they're not too different in terms of business model so even Zoopla won't be keeping the throne for long.

You missed out the latest one that made a good move and took RightMove's SEO guy - Residential People. I've had good success on all the portals you've mentioned but RP has been spitting out more enquiries than the other freebies. @Property Pundit is probably 70 years old+. People like that don't understand the simple principle of CHANGE. If you don't change with the time you will be eaten up. RightMove will be eaten up by Zoopla and someone will gobble up Zoopla. If I were to tell everyone they could advertise their properties on gumtree for FREE they would instantly do it because the branding is there. However, these new emerging portals are using huge paid ads to get the word out which means the traffic might be there - its simply a no brainer to sign up and get the leads coming through.

It's just pure greed, they're on the stock mark they have shareholders to please so they're going to sell you out even if they technically do scam you. How could you not see this from day one? They were going to offices raising thousands of pounds in the back of the hate of RightMove. You all supported them and made another mini monster, basically RightMove's 3 year old baby. GG

The only people crying about digital marketing taking over is those that failed to stay up with the times. This is 2019. I can order a KFC on the app and get it delivered. One tap and an Uber driver is outside your house in 10 minutes tops. When you say 'Digital has been disastrous for agents' what you're basically saying is 'I don't know much about digital' it's like the kid that doesn't know how to play a game, so he stops playing. Boards are good for awareness, especially when you have a few back to back in an area; it does create a good brand image. Still, the brand image takes time to convert into actual money, whereas correctly doing digital marketing converts a lot quicker £.

an agent is achieving leads during the short-term. its called jumping on the bandwagon also known as early adoption. as a small to medium-sized agent you should be taking advantage of all opportunities and not worry about 'if the business is going to sell or not' because thats just speculation and its out of your control. take what you can, whenever you can.

nice ad. I received a 7-day free pass at my local gym, I received 30 days free on Netflix, I received 30 days free on Amazon Prime. There is 'FREE' lunches available but its up to you to cut it off in time to ensure you dont get charged. In the case of a FREE portal, even if they decide to charge 5 years later. I would have already generated a ton of leads but still get to decide to leave or stay.

as a business, you should always do your due diligence regardless of it being free or not. all your comments have no knowledge of 'property' just a slice of common sense mixed with negativity. many companies including ourselves have our business address, emails, staff names on a public website so not sure why you're getting excited about your data.

I was a digital marketer before I set up my own agency, we use video to feature/show off properties not only does it give the client who is selling a sense of 'advantage' advertising with us but many times under the address name - our youtube videos appear on Google. I agree not all videos will get thousands of hits but if its something that takes just a few minutes of your time and you have the time and resources - why not? In a way, I'm happy other agents haven't caught onto this yet.

Purple bricks model might take off well in other countries where agents are extremely laid back but not so much in the UK. I don't think they have enough repeat customers which makes a company sustainable over the long term.

As Krisjan said above, its good to see you trying but estate agents are not very technical people generally speaking... They rely on listings on portals and do little marketing themselves. So trying to get them to shift payment systems into crypto... It's going to fly pass there head completely.

Rightmove are seriously blowing it... I don't understand the reason why they need to charge such ridiculous fees? With Zoopla they have clearly been investing heavily within technology whereas I'm looking at RM and I'm not seeing much change over the years. I feel like Zoopla will dethrone them in the coming years if they continue to bully their agents.

To be fair we've received a few leads since joining and are considering using the property brochure/video. I think the company has potential if they are able to obtain more traffic. Good start though👍

Every little helps - will the cap help? Possibly. However, the whole 'affordable homes' structure has been a fail from what I'm told, these new apartments being built cost an arm & a leg. Go back to the basic principle - supply & demand.

@property pundit - 'free doesn't necessarily mean beneficial' - you're correct. However, you might have heard of the saying 'you don't try - you don't get' I would consider myself an early adopter, so its projects like these that interest me especially when there's no charge. I spent 5 mins on the phone speaking to their office, my feed is now live. It's a no brainer for me but each to their own. GL

To answer the article title: YES. Tech wise it is evident they are not able to keep up with the pace of Zoopla's tech systems, with that being said Zoopla's model isn't much different to RM's. The new winner over the long term will work on a whole new model and formula, please stop with the OTM non sense they will also keep hiking the prices - 'owned by the agents' until the agents thesmelves get owned.

I disagree, OTM used leverage on the high prices Z & R kept charging and army'd up estate agents. I believe in the short term Zoopla will come out the winner purely because they are focused on technology more than old school RightMove. The market either remains the same with silly prices over the next 10 years or someone comes to disrupt it using TECHNOLOGY. My gut feeling tells me freemium is the future of property listings, example Gum Tree is gaining traction over eBay due to the fees in the classified industry. Indeed is the clear winner as a job portal, again freemium for the first few uses. A new portal needs to focus entirely on proptech and next-generation marketing as well as be freemium which sites like Residential People are trying but only time will tell if they or someone else will come around to disrupt the market.

The choice of name is misleading almost sounds like some governing body which clearly it is not as the website does not even carry an SSL certificate? It's a good concept and I'm sure many will benefit but the use of exclusivity is getting a bit boring and it's a bit pointless to use it in the area of marketing knowledge.
