This should be great news. JRM is known to be hugely anti-S24 and has written to me and others supporting our position against it. He is also dubious on licensing and EPC proposals. Excellent! If he should become housing minister I would hope for huge, sensible steps forward in the PRS. Of course if he gets the job and DOESN’T reverse S24 then we’re totally bggered, but if anyone’s going to change it, he will.

I’m crying on the floor with hilarity. Another liberal (in nature as well as party) thinking he’s come up with a solution to housing issues by spouting nonsense that actually makes it worse for everyone. ‘Only 100% affordable new builds’ means no developer willing to supply them. ‘Ban S21’ whilst complaining there aren’t enough houses to rent. ‘Planning permission for second homes’ etc when planners are already overrun with months of backlog and the seller is stuck with a limited market. Let’s see how long those local businesses that rely on holiday footfall like it when tourists have been banned from staying for the weekend and any remaining holiday accommodation is through the roof on prices. These idiots don’t have a clue. They campaign for policies that cause problems whilst bemoaning the obvious results. Think of the politicians who claimed Section24 wouldn’t raise rents or homelessness! You’ve got to laugh!!

Bloody funny comment, John! I presume they’ll be extra lenient and understanding when tenants demand a 50% reduction ‘due to the pandemic’ etc etc (or indeed anything!).

It’s highly unlikely to work. Unless certain conditions are met that create the various commercial contracts (High rent/corporate tenant/holiday let/licence and a thousand others) then the assured shorthold is the default position in law (1988/96 Housing Acts). Remember an AST is automatically created when a Residential house is let even if no contract has been written or signed (an ‘implied contract’). I therefore love your thinking, and hope there’s a way, but I’m pretty sure there won’t be. A rose by any other name is still a rose etc...

At a time when the hugely necessary PRS is being clobbered they could start supporting the sector properly. When Sajid Javid said last week that there could be tax incentives for landlords 'doing the right thing' (in regard to offering longer tenancies) I rather hoped he meant useful, ongoing tax breaks like a removal of the idiotic S24. If it now turns out to be flippin cheaper SDLT for energy efficiency it will be a totally meaningless gesture and will put superstitious fears about the planet above the daily fight against homelessness!

I just cannot believe this. As an elected Conservative councillor, this move has left me feeling sick, bewildered and betrayed. My first property was in Peterborough, and my now full-time occupation has grown substantially over 18 years through hard graft and good service. I now face a bleak future, if not actual bankruptcy then a complete destruction of my business, life and retirement plans. I have signed the petition, joined property118's campaign, and as a trainer for the National Landlords Association am backing their superb campaign all the way. This ridiculous and ill-conceived plan is an embarrassment and will negatively impact not just me but my tenants, many of whom have low rents and have been with me in excess of 10 years. How can I evict people I've got such good relationships with? Why would I want to?! George has completely missed the point on so many levels. What about those who have the money but don't want to buy? Encouraging home ownership is fine but saying you'll do it by putting existing tenants in danger of huge rent rises or eviction isn't the way to do it! We can only hope we can all make enough noise for enough time that this crazy idea gets scrapped, but I doubt it very much - the complete lack of consultation shows how dedicated George is to pushing this through regardless of consequence.
