Surprise! Surprise! The General public are a bunch of Cee U Next Tuesdays and are only interested in themselves. It's why we suspended accompanied viewings when lockdown was announced and specifically made clients who wanted to continue doing their own viewings confirm so in writing. Despite the guidelines saying people should be in a position to proceed in order to view, people just lie.

My biggest concern is the enthusiasm those heading this have shown for the introduction of Financial Services Act, which those of us who had the misfortune to be working in that industry at the time, remember as being a s#itshow seemingly designed to concentrate power in the hands of the corporates and provide an easy access to jobs in the industry when their public sector pension pots have been filled nicely.

Actually my emails where busier on monday than today. Echoing Middle Management, I don't know of anyone happy to return, but at least the guidance says that visits to the office should be by appointment only. I've been emailing & calling clientd and asking if they are ok to take viewings and the overwhelming majority are saying no. We've been working from home motly and will continue to do so with only opening a couple of hours a day and then only because we are responding to what others in the town are doing.

Russell Quirk: I'm not talking tiny variations neither. From my days underwriting both for major high street lenders & third party packagers to our own agency today I've seen RICS valuers differ by 10-20% on the same property on repossossion reports and valuation reports. So yes it goes on, but it's not just estate agents looking for the instruction. But hey, it got your PR agency in the press again, so welldone you.

Family owned single office in the NorthWest: RM £1245 +VAT OTM (original Silver member) £265 +VAT In terms of sales leads RM is better than OTM by about 30%, but certainly not 5X better which virtually what the difference in price is. When you factor in that we get more rental leads from OTM than RM it certainly isn't. We are currently arguing amongst ourselves as to whether or not to give RM the heaveho and go back to Zoopla, but Zoopla's sales leads were never very good.

For example, we marketed three properties last week at 15 to 20 per cent lower than the original price – within 48 hours we had multiple offers.” Wow! Who'd have thought it? Advertising a house with a fifth off gets offers...

I'm not surprised at this at all, it follows what we are seeing. In the last month we've had far more letting leads through OTM than RM (so many more that we are seriously considering dropping lettings from RM) and only 2 less sales leads. I'd sooner do without RM altogether, but as Richard points out, Agents would sooner feed on one another, rather than take on RM together.

We don't use Zoopla, but we are finding Rm to OTM at about 2.5 to 1, which is bloody good considering the cost comparison.

We therefore considered that the properties which had been cited as withdrawn were very likely to include properties which had been sold on other websites, such as the PurpleBricks website." This is, quite frankly, Bo11ocks. If you are paying ZPG to advertise your properties, why would you withdraw a property from their site, rather than list it as sold? I don't know about you lot, but when I sell a property, I list it as sold on every portal I advertise on, not just my own.
