Definitely more comfortable in chino's, good clean shoes, decent shirt and jacket for appointments, no suit, no tie, occasionally I dress up with suit trousers and waistcoat still no tie (no snooker player or waiter jokes please :-). Majority of my clients are more casually dressed than me, I have not once in three years (that I am aware of) lost an instruction because of what I am wearing. When I had to go back to wearing a tie I felt uncomfortable and my confidence dropped, it was as if I wasn't at the same level as my potential clients. Perhaps I am just odd?

That would be along the lines of not receiving an offer within 10% of the LPE's valuation price, not the marketing price mind you, within ten months of instruction....which in a market place where Guide Price seems to be the minimum, a lack of stock and an abundance of buyers is the norm, seems like a no lose option for PB, not the client.

Bearing in mind you can also ask for an assessment for additional heating and electricity costs etc. I did three years and it took half an hour. No request for receipts. Not all of us are super paid city agents and this would work out better than my hourly rate. ;-)

Personally, I have found that a telephone/video accompanied video tour with a non-proceedable buyer is a massive time saver, I save my accompanied viewings for those where we can create business, also those who need to travel to view have found it very useful, we have found that about a fifth don't take it any further, saving everyone time and effort, vendors/landlords still get feedback, personally can't wait for Giraffe to be on board in our office to make our efforts more professional, a five minute mobile video tour done well saves us hours in travel and wasted time. Just my opinion.

Firstly, thank you for summarising. Second. We had the same conversation with the OnTheMarket rep last week, being able to custom build a CRM rather than choosing one off the shelf would be a real bonus to all sizes of businesses, being able to integrate your preferred board supplier, reference company, etc. would be great, however, currently where applicant importing from portals is hit and miss, perhaps rather than trying to get the existing CRM's to change, it is time for them to re-code for better integration, surely this will encourage ideas and bring down costs for all suppliers and users?

Well said, which is often why I think (without a huge amount of knowledge admittedly) that the American Model is superior, where properties are multi-listed, however, buyers use an agent they trust most. Here we sell a product we don't own, buy in, have a stock price for and once agreed have to wait for several other parties to do their job and be paid, before getting paid ourselves, all the while overseeing those other parties. Can't see automation dealing with down valuing, survey issues etc.
