A mandate to do a lot of things and did none of them. He didn't have a mandate to become Green, Labour Lite or put his woke leaning wife in charge. Cummings was his greatest asset but backed his wife instead. Abdicated responsibility for making tough decisions and followed the flawed science. How is it that all these different models all claim better customer service? Not sure how they can substanciate that. Reach more buyers and sell at a higher percentage of the asking price. They can't all be right surely. Perhaps in the affluent areas they mention it stands a better chance of traction than cheap chimney pot areas where buyers will have more choice.

I believe a couple of things. Firstly we agents have overestimated the pull of RM to buyers and sellers. Buyers will go where the property is and sellers can be easily educated. Secondly we just haven't bothered to educate the sellers because many of us are too lazy. Having three portals to choose from has helped in this regard. For all those OTM haters out there, their profile through advertising has helped the public to understand there are more options than just RM. Finally, RM day of reckoning was always going to come. C19 has been the catalyst. We would not be even having this discussion but for RM deplorable treatment of independent agents to subsidise the corporates. What goes around comes around.

Overvaluing in my area by agents occurs soley to gain the instruction and is something i don't agree with. Has nothing to do with extra commission. Equally prevalent are vendors who increasingly ignore your advice and lump 5 or 10k to your appraisal. Although in some instances this is fuelled by the vendor seeing agents overvalued stock on the portals. The article is shockingly poor journalism.

I have a single branch and receive at least 10 weekly. I also received this one and deleted it immediately. An ex employee downloaded a locky virus 3 years ago which destroyed every single file on the computer. Easily done if you don't think. A client of ours went with YOPA originally. Yes there is one in Somerset. He paid extra for them to do viewings making the total up front cost just short of a grand. Never got a single viewing. Never got a single call about a marketing strategy to encourage interest. Then why should they, they had his money. When he tried calling them for a chat he eventually discovered the Somerset Rep had left and that the Devon Rep was 'covering'. Should've asked for his money back... Anyway he wanted to buy one of our properties so we charged him our standard fee less what he'd paid to YOPA. Got three viewings and an offer within a week and the sale went through, including the purchase of our property which we will re-sell once renovated. "A lesson learnt" he admitted.

So on an MA when competing with the likes of PB an additional argument is if they go out of business you lose everything. Although restricted instructions is bad for all of us, it is worst still for the stack'em high and sell'em cheap brigade who rely on volume. For that reason I hope it continues just a little longer. PB will have a stress point somewhere. For those vendors who thought they saved £300 on estate agency fees but lost £3000 on the sale of their property I have no sympathy.

Sounds like most people are pitching for a job to me. I'm sure ( I certainly hope) the senior management know what is required. Selling off parts to reduce debt is an obvious one. Rationalizing the brand's another. In the past CW success has in many cases been in spite of itself not because. Each subsidiary had probably one excellent EA regional and one excellent FS regional. The rest were mainly journeyman. It needs a strong identifiable brand and most definitely cannot do just what it did before. Times have moved on.

I was on a viewing last Saturday and the viewer stated it was almost impossible to get Pink Blocks to return any of his calls. In the end he left a massage saying he wanted to make an offer and the local expert rang him immediately. You get what you pay for. And i agree they are overvaluing. Not by a couple of thousand but by 10's of thousands in many cases. The public will catch on eventually.
