You raise a good point there Adrian, I hadn't thought of that, agents could work self employed as a booming agent, cheap portal fees and share a percentage of your commission with the portal too. That makes a lot of sense given the history of the owners.

I agree an interesting article. I never really understood the whole anti right move thing anyway. I also agree with Simon I think that the trade off here will be cheaper fee for agents but on the basis we accept that sellers can list their homes themselves. I see Boomin as a far bigger threat than purple bricks ever was. The Bruce brothers clearly know how to launch a business and I am sure have learned much from the purple bricks slow demise. I think we will look back in years to come and realise that the anti rightmove sentiment from agents could well be become the turkeys voting for xmas scenario.

Ive never used rightmove for lettings as they wanted more money and the other portals don't, never been an issue for me and never been questioned by a landlord re this.

If only agents would work together and collectively come off rightmove we would all save thousands and send a clear message to other portals that we will not be bullied anymore. Unfortunately I fear if any agent took the lead and removed right move listings their local competitors would be knocking on that agents vendors doors the same day to put the boot in.

First it was the building society's ending in countrywide buying out Nationwide's Estate agency arm for £1. Then we had the supermarkets try and fail miserably and now the onliners, their ten year experiment is failing rapidly. Until people realise that estate agency is a profession and far far more than just sticking a board up and an advert on rightmove there will always be someone else willing to lose a fortune thinking anyone can do this job. The future of estate agency isn't about high street or online its about the same things its always been about, people, communication and service. I spent ten years as a corporate agent, five years running a profitable company from a bedroom and now a managed office in a town location. It doesn't matter where you are based it matters that you understand the job and that you understand people. Purple bricks can survive but they need to be less hostile and superior in how they talk and act. They should re focus on what they do differently and try to engage with other agents and learn from the mistakes they have made. If they continue to act as though all other estate agents are somehow ripping sellers off they will end up alienating the very customers they seek to impress.

Totally agree, the seller will stay pay by way of achieving a lower sale price as buyers look to include the purchase fee in the overall price they pay. Agents need to concentrate on what it is that makes them worth a fair commission rather than get drawn into fee wars.

Just a quick note. On right move as we speak Purple bricks have 41.8% of there stock as under offer! All agents are around 40-55% Anyone saying more than that is fiddling the figures. This is because people change there minds for what ever reason.

Ive done this for 20 years this is just the business model for estate agency half of what you list doesn't end up completing. People change minds to sell, can't get the price they want or were just testing the market. Its only since Purple bricks started claiming ridiculous conversion rates that people started to realise that only half the homes listed ever sell. We lost nothing because we never had it in the first place. Anyone who says they sell more than about 55% of what they take on is not being truthful.

Quick Calculation on Rightmove. PB have 2379 houses listed of which 992 are under offer today thats 41.69% So much for 78% SSTC. The outrageous claims need to be challenged properly
