If the franchisor has any control on what you do and how you do it you are a worker under employment law are entitled to the same rights and rate of pay as an employee. I know because as a franchisee with Century 21 I came across this at a tribunal and won (no one wins though) as we did not determine what our self employed agents could do. I have no belief in the self employed (online) route anymore as there are not enough margins (money) in it for both parties so no one wins. I employ all my agents and staff now and have never looked back. Everyone gets paid more and the customers experience is far superior. You have to remember the USA system works in the USA as their commission levels are 6%-8% so everyone makes money. In the UK you are 1%-2%. It's not sustainable long term.

OTM is on it's way out. All it's doing is duplicating efforts and time chasing the exact same leads but less you are getting elsewhere.

Like it or not they're here to stay even if they go bust because someone else will pick them up. Their most valuable asset is there sales team and as long as they are their they will be here many years to come. Don't underestimate them I can see easily how to fix their problems and the departure of the original founders will allow this to happen. I for one will not turn my back on them in complacency.

Interesting that on a small scale the CMA acted yet when it comes to a huge monopolistic situation about Rightmove continually increasing prices and taking advantage of having such control and power they said they could do nothing. About as good as a chocolate fireguard.

Something is not right. How can you do this for FREE (not cost to the seller) and give them £750 cash back when they sell. If this is the case I close tomorrow and pass all my property to them and make £75000 for doing nothing else!!!! I SMELL A RAT. lol

The online estate agency model at a cheap price is not sustainable. Look at purple bricks they still haven't made a profit and investors are piling in like lemmings when Investment houses and advisers are saying sell.

People do not sell on price alone. It's service and track record. Price is 3rd in the list.ways about price If it was always about price the public would not use anyone else. Remember the 50% fall through rate!

This is nothing new. Just look at the USA and Europe. They work from industrial estates and provide this service. Only difference is they get 6%-8% commission!!!! You can't sustain a model like that here on 1% - 1.5%

If you give away FREE listings until Feb 2019 for all agents signing up you are bound to hit 11,000 agents. What does that say about you if you don't have everyone even though if it's FREE!!!!!

Got to laugh. Purple Bricks transparent pricing. Home report is double the price, if you don't use their solicitor you are charged £300, if you want viewings you are charge £300 and so on and so forth. The Ryanair of Estate Agency. Online clearly has it's place for the clients that really think they are saving a few hundred pounds in the beginning but don't realise the thousands they are losing at the end by not employing an strong / expert negotiator who's fees are typically offset by the extra money achieved. And since when was Purple bricks profitable. lol
