How about Zoopla start by forcing appos to complete an enquiry with a bit more info. All I ever get is a name and number. How about about full address, buying position etc. Pretty basic expectation.

not sure I get this. Why not charge second home owners council tax regardless of whether it is a holiday let or not? Save all this "has to be let for so many days" new system. Owners of second homes that are letting properties are getting an income from this so its just a "business" cost. Pass it on to the holiday maker if they feel hard done by.

If the seller pays the fee then it nets out the same. And if the agent has won the vendors business then having this model works for the agent and the owner can tell his mates he sold his house for free.

CB based on what they put on details, if a buyer refuses to pay the sale doesnt proceed. The seller clearly doesnt want to pay the fee and has been attracted to this agent as they know the agent gets the buyer to pay. Buyer refusing to pay gets treated like any other sale where you move on to the next person. Here is what they have on their website.... Purchaser Fee Chosen Home Limited charge a purchase fee of 1% plus VAT of the selling price which is payable by the purchaser on completion of the sale and is to be a condition of sale in the contract. It is for the sellers lawyers to collect this fee with the purchase price on completion. The estate agents costs must be sent to the estate agents by telegraphic transfer by the sellers solicitors prior to keys being released.

The moment I find out it is a divorce valuation, I will only attend if I am given permission to contact both parties. If the person is cagey and refuses, I am best out of it. I also dont want to be seen as being the agent for the person that has arranged the val so being able to supply the valuation to both parties gets rid of that situation.

I’ve shut down viewings now until New Year but will still take calls etc. I’m sure many other firms taken same decision. Still personally shocked we can continue working when most other business shut down. Makes you feel like a cash cow. Feel bad to “complain” when so many others want to work but I also want my high risk wife to stay alive!

I’m still seeing houses being launched into the market. I just don’t get it. That’s time ticking by where the property can’t be properly viewed. Surely it would be better to launch once this has sorted itself?

It would help if they change the way surveyors comment on gas and electricity. They generally automatically give a red warning simply because they are not qualified to comment on it. Either remove the gas and electricity section or stop grading it and put a comment stating they are not qualified to grade it

Well my understanding is the banks have a duty to obtain a reasonable figure to avoid being sued by the former owner. Cheap sales of repos might have been the rage 20 odd years ago but I thought that had stopped due to a court case by a previous owner against a bank.

If I’ve understood that right he is simply suggesting a return to the days when the council built houses. Most council houses have that obvious look about them but they were solidly built. One of the biggest crimes ever was the transferring of council houses to housing associations and the other was allowing tenants to buy them at reduced prices. My family benefited from buying a council house but I don’t agree with it. Finally why has the likes of Thames Water teamed up to sell land to the Berkeley Group? If the council still built houses, that land could have gone to them

For some people they are probably gambling that the property market will go down more than the savings on owning against renting. That might not be true for all the country but in the south-east the market is struggling where I am and prices dropping so being in rented isn’t so bad for the moment.

Can see this story generating lots of comments. Good point by Rob. Also if the land was owned by a “regular” person, would it have been disclosed? Of course it wouldn’t. Imagine if the buyer of the house was a traveller and the agent disclosed the plot next door was owned by travellers. The agent would then be sued for discrimination against travellers!
