Agents offered free video to attract 'fence-sitting' sellers

Agents are being offered a free video that could help persuade homeowners who are unsure about listing their property.

Industry trainer and agency content creator Richard Rawlings says he is trying to address the “vicious circle” of potential sellers being reluctant to list their own property until there is more choice of stock for an onward purchase.

The video features five reasons why it could be a mistake for homeowners to delay listing their property in this market.

It is free for agents to download or costs £95 plus VAT if you want your company logo on it.

The video usually forms part of Rawlings’ suite of 22 paid-for client persuasion videos on issues such as overpricing sellers, cheaper competitors, price repositioning, traps to avoid, how

to choose an agent, why an instant sale does not suggest undervaluation, why not to withdraw for summer/Christmas and how to prepare for a reliable sale.

Rawlings says: “Every day I hear examples of agents who are frustrated with those potential sellers who are reluctant to put their own property on the market until more choice of stock for their onward purchase becomes available. A vicious circle has clearly set in that we, as an industry, need to break.

“Any decent agent knows that there are good reasons for a seller to instruct an agent before finding their next home.

“However, agents can find themselves in a difficult position, seeking to balance the desire to gain the instruction without ‘pushing’ a seller into what may be an uncomfortable position with no onward purchase in sight.”
