I-Packs launched - up-front information for buyers supplied by agency

An estate agency is this month launching packs of up-front information for buyers in a bid to speed sales and reduce fall-throughs. 

Miles & Barr, a Kent agency, is launching the online information property pack, created in collaboration with technology provider HIVE. It will include a home’s Land Registry title, leasehold and property information, warranties and guarantees, plus information on local schools, transport links and healthcare providers.

“i-Pack places key property details online to ensure that when a home is purchased it is perfect for the buyer” says the agency, which believes it is the first in the country to provide this.

The packs are free for Miles & Barr vendors, enabling them to become ‘legally prepared’ ahead of agreeing to a sale price for their home.

The firm says: “Sellers and buyers are being given the power to move to their new dream home in a faster time. The packs also help to decrease the number of sales that fall through by removing any unwanted surprises that may arise during discovery in the conveyancing period, saving money for all parties involved in the process.

“i-Packs give buyers more information about an individual property than ever before at the research stage. Long gone are printed particulars replaced by the new online i-Packs, which provide potential purchasers with everything they need to make a fully informed decision.”

Miles & Barr has 12 sales and three letting branches in the county, and employs some 250 staff. 

i-Packs contain:

- Freehold and Leasehold information

- Land Registry title plan and official office copy

- Warranties and Guarantees where available 

- Market intelligence on the local property market 

- Local area information – schools, transport links, medical facilities, broadband, etc.

- Virtual tours and property images

- Floorplans and measurements

- Property descriptions

If you have any info and need to present it to your buyers and their solicitors, via your website if necessary, you can use a PIP Vault for free [think of it as an auction dataroom]. Agents open the dataroom and the agent,seller and seller's conveyancer can post to it. Potential buyers can see the information via a property specific link.

    Sounds good but perhaps Miles & Barr would start by putting floorplans on all the properties they are listing for sale?
