A company launching later this month, set up by an ex-Chestertons agent, wants to employ over 20 freelance associates who can earn commission of up to 70 per cent.
Nick Carter is launching Harding Green from offices on Kensington High Street with the target of serving the prime central London market.
It is looking for agents who can work individually or in pairs - everyone will be called an associate or associate partner.
Carter says he wants to get away from the current common structure of most agencies where multiple staff work on all properties and with all clients.
He says his associates will solely manage 15 to 20 properties for sale or to let; alternatively, associates can work in pairs managing 30 to 40 properties.
The individual (or pair) will remain the sole contact for each client from start to finish “dedicating more time to both the client and the property, facilitating a new level of client service and a higher conversion rate of instructions” says Carter.
Commission structures will range from a salary and 20 per cent of the commission banked to self-employed options, which offer up to 70 per cent. Pairs will be presented the same salary/freelance structures as individuals, but commission will be split equally.
“Either way, associates can potentially earn much higher and more reliable earnings under this new real estate model” says Carter. He says he has two associates in place now and wants 20 more.
“Agents are not generating the level of commission they used to and agencies are struggling to turn a profit. My aim is to therefore attract the best property professionals across London by offering unlimited earning potential for our associates, their own portfolios, flexible working arrangements, attractive commission structures and slim overheads” he says.

He says a minimum of five years of London experience is required, along with a strong track record on selling and valuing properties, as well as having a self-motivated attitude.
They will work from the Harding Green office with admin, IT and marketing tools provided.
