High-end agency woos retirees with quick-sale 'personal assistant'

Humberts is introducing what it calls a ‘personal assistant’ for retirees in a bid to woo the growing market of elderly movers buying specialist retirement new-builds.

The agency claims the named individual assigned to the client will help with paperwork,  deal with solicitors and arrange a removal service - at no cost.

The firm says there are three options - a market appraisal only, or an ‘assisted move’ which includes recommendations on how to achieve a sale within a very short three to four week timeframe, and then finally a form of part exchange.

The latter element has been tagged as the ‘Humberts 48-hour offer service and auction department’ and involves a panel of house-buying companies drawn up by Humberts, who will then “make their best offer for a property via the Humberts website in 48 hours”.

The agency admits that in most cases the offer will be only 85 to 90 per cent of the open market value “with a further potential payment if the house makes more than the amount paid.” A variation on this is for the vendor to use Humberts’ auction service instead.

The initiative is aimed at people who may not have moved for many years according to Adam Phelps, head of land and new homes at Humberts.

“For developers, this service offers peace of mind that their specialist retirement home purchasers have all aspects of their primary sale in hand and the transaction can be completed with the utmost speed and efficiency. For downsizers, the emotional toll of the move can be minimised and the no added cost element is extremely attractive” he says.
