What is mio and what does it do?
mio is the best sales progression tool in the market today! Why – because it takes data feeds and creates a community approach to link up agents in a chain allowing them to work much more collaboratively from offer accepted through to completion with a key focus on speeding up the process for everyone involved and reduce the number of avoidable fall throughs they encounter, why wouldn’t Agents adopt it?
What services do you offer and in what ways do you work with estate and letting agents?
mio is for sales not lettings. It’s simple, we create the visibility across the chain needed to benefit each link which means a massive reduction in phone calls and emails between agents and conveyancers when chasing for updates. The cherry on the cake is the free mobile app which allows Vendors and Buyers to stay updated without the need to phone their agent constantly
What makes your product different and how does it benefit agents?
We don’t just take feeds from the Agents CRM systems, mio consumes data from conveyancers, surveyors and financial services and optomises this data to automate as much of the sales progression process as possible. This means that the data is reliable, real time and creates more time for agents to list and sell………it’s a no brainer!
What is your greatest achievement in your current role and what made it so special?
Creating the first mio community of Agents in Cardiff and working with some fantastic Agents. When I first saw the final figures from our Cardiff pilot (reduced average fall-through rates to 21% compared to the UK average of 33%, whilst speeding up the time taken from offer accepted to exchange from 126 days down to 85 days) I knew we had a product that could make a difference to the industry and ultimately help change the publics perception of buying and selling a property
What is the most satisfying part of your job?
Listening to the feedback of the users! Hearing what they love about mio, how it’s helping them day to day but also discussing their suggestions on how we could further enhance it. Our customers are very engaged in the roadmap for what mio delivers which is refreshing to see.
What do you see as the biggest challenge facing estate and letting agents at the moment?
The Lettings fee ban has obviously been a challenge for many and I have concerns over the number of agents I see on social media groups who are completely ignoring the fact its now in place! What I have been impressed with is that the forward thinking agents were well prepared they are not seeing any impacts to their business and I think that’s an important lesson that every agent should follow
What is your property prediction for the remainder of 2019?
The mists of Brexit may eventually lift so hopefully we will start to see a much clearer view of where the UK property market will actually be heading. We’ve been in a period of uncertainty for so long that many have lost all hope. That said with a new PM and cabinet now in place there will no doubt be some tinkering. Will we see even more changes to stamp duty, more legislation thrown at letting agents or even some long overdue legislation for residential sales? I am confident that the forward thinking agents will still be the market leaders, that is of course providing they adapt to the changing habits and needs of their consumers!
Country house or city apartment?
Trendy roof terrace or traditional English garden?
It would have to be a traditional Welsh Garden. I want to see the hills and just to save the joke…..the sheep as well!
