New website launches for unmodernised properties

A new website listing unmodernised properties has launched, offering agents a free trial.

As well as a search function – although it currently seems to have relatively few listings – it has news and features for those interested in unmodernised property, including an ‘Ask the Experts’ section, information on upcoming auctions and  investment calculators.

The website works by receiving property details uploaded directly by estate agents via the

Users can search the site for property in a specific area or price range.

Search results include the estate agent’s details, and if a user wants to inquire about the property, the lead will go directly through to the agent.
 
The site is offering estate agents a ‘six months free’ offer for all leads generated between November and April.

After that, agents will pay per lead at a fixed rate, although there will be no subscription or monthly fee.

Agents will also have control over leads and can set a cap to suit requirements.

Julian Bryson, one of the founders of unmodernised.com, said: “Our personal experience has proven that there is enormous pent-up demand from buyers for unmodernised property, either for a personal project or as a means to investment, yet there is not one portal dedicated to this kind of property.

“We wanted to create a one-stop shop for unmodernised property, so there’s not only the search facility, but a whole range of advice and information for anyone interested in it. We aim to be the first port of call for anyone looking for an unmodernised property.”

Bryson is a developer. The other business partner is Richard Bartlett, the owner of Unmod London, an estate agency specialising in the sale of unmodernised property in London, founded in 2004.

Sorry guys - lazy agents won't pay any attention to this.................agents cannot and will not embrace more costs at the moment either, and even if they could, they would not do this - nice try but no cigar

Marked pointless and agree with .

If it not in bad enough condition to force a sale to a developer (no shifty shenanigans), then it goes on rightmove and sells to general public.

Why do you need anything else.

Hence & why RM is as powerful as it is.

Whilst I can appreciate the thinking behind this website and innovation is important in any market, I still see it going nowhere. Here are my thoughts:

1) People don't want to have to search loads of websites to find a property, they want one. Any property that is listed on this unmodernised.com will probably already be listed on rightmove.co.uk etc.

2) Typically, it's investors that want to buy unmodernised property. If they are serious, they will already be on the books of agents in their areas so they'll get to know about the properties anyway.

It's like having a website specifically for houses with blue doors. It's a good idea but I see little demand for it. Hence there not being one already. The one positive I can see is that it would be a good selling point for valuers to sell at appts but little interest would be generated from it.
