NEWS FLASH: Countrywide sells Bairstow Eves business to Hunters |

In a surprise move, Countrywide has sold all of its Bairstow Eves franchised branches to Yorkshire independent Hunters.
A total of 90 offices are in the sale, announced at noon today and whose value has not been disclosed.
All the Bairstow Eves offices will now be under Hunters’ ownership and all of the offices will rebrand to Hunters over the next six months. The Countrywide Franchise management team, led by Andrew Grant, will also be joining the Hunters team and continue to have responsibility for the offices.
The deal means that Hunters more than doubles in size, taking it to almost 200 operations, and turns Hunters into a national force, with 21 of the Bairstow Eves offices in London.
Hunters currently has 17 high street offices, all in the north and including 11 franchised offices, plus 33 Personal Agents who are also franchised. The firm handles a wide variety of property services, including lettings, new homes and conveyancing.
The deal marks a tremendous turnaround for Hunters, which was hit badly during the recession – partly because much of its growth pre-credit crunch came from the buy-to-let boom in northern city centres.
Today, managing director Kevin Hollinrake, who co-founded Hunters in 1992, said: “The recession was grim for us, as it was for most estate agents, but it never blunted our appetite to grow. It made no difference to our ambitions to become the UK’s number one agent.
“I am absolutely delighted with our purchase. It gives us the footprint we want, and I absolutely believe in the franchising model as the way forward. We intend to invest heavily in it, with refitting many of the offices and launching a major national advertising campaign.”
Countrywide has had a franchise estate agency operation since 2000 but said it decided to sell the business in order to focus on its owned operations.
Robert Scarff, managing director of Countrywide’s estate agency division, said: “Over the years we have built up a good, profitable franchise business.
“Countrywide strategy remains focused on expanding our portfolio of directly owned branches; therefore it was a natural progression to pass the business on to a company that has the capabilities to develop the network and to take on board the requirements of the franchisees.
“The Hunters business model complements that of our own franchise offices and we feel that they have a great proposition, with the ability to provide franchisees with the support they need to continue to grow their businesses.”
As part of the deal, Countrywide will offer financial and surveying services to the Hunters network.

I work for a BE franchise, and the response from the Franchisees is not so much an attack on Hunters, but more that they have spent the last few years, and a lot of their own money buying into a brand, and building a brand, only to have all that hard work wiped out and having to start again!
It's all well and good the Hunters Franchisees coming on here to defend the brand, great. But no one in the south knows Hunters!! it was hard enough selling the BE brand, and people only have to go as far as London to see one. I’m not sure why the Hunters Franchisees can’t seem to understand that its hard work selling a new company in this market, and why would someone who has built up a good reputation as BE, want to have to start again. It was a disgusting way to behave of Countrywide to sell the company without telling any of the BE branches that this was even possible. And it doesn’t look like an opt-out clause is being offered. There was another article with an interview with the MD of Hunters, saying they wouldn’t give an opt-out clause, why would they buy a business where people could just walk away? |

In my opinion Countrywide are trying to be cute by selling a profitable franchise network to a company like loss making Hunters. Like all deals there are benefits for both, For Countrywide it kills at least two+ birds with one stone i.e 1. Paves the way for a single National brand in circa 5-7 years prior to being refloated. 2. In London the group owned offices will have more room to grow/roam, no doubt prior to the 2 year lockout proposal. 3. Although a drop in the ocean for them Countrywide achieved a premium for a sale of this nature in the current climate.
For loss making Hunters, taking over the profitable BE franchise network will enable them to correct their historic loss making position quicker. Hunters with 5 group owned offices and varying network number have managed to find the funding to complete the acquisition via a probable combination of shareholder and venture capitalist funding (maybe even mixed with a loan from Vizzi Homes enabled by joint directorships) I suspect It is probably Countrywide's view that Hunters business model is seriously flawed and that in the long term they are not serious competitors. Now the real story will unfold, I wonder how many BE franchisees will actually devalue their businesses by accepting the rebranding? Will Countrywide risk a group counter claim for damages and a prolonged legal dispute by trying to enforce it's trademark licence if the franchisees stand together? It is nice to see the comments from Hunters members, and i have respect for a company pushing forward. Perhaps Hunters franchisees and personal agents should ask themselves would you want an unknow brand forced on your business in your area? Particularly if you are already trading in a number 1 position? While most would agree the people are the business, it still takes time to re-educate the customer. Personally i suspect there is a lot of water to go under this bridge yet. P.S I actually do like Hunters subtle rip off of the Hamptons brand H. |

from personal experience the franchise owners at BE never seem to buy into the whole structure of a franchise - they think they run the show just havent got the balls to go it alone - they have no buy in to the whole of service operation available.
working for both companies I would say that if they work with Hunters and follow their guidance and take on board their appetite for success they will find success otherwise Hunters risk the brand being tarred with the same brush. |
| | Hi I was the first personal agent for Hunters three years ago. I must say all the negative comments on here are amazing, what Hunters do is strive to do is help people through the process for buying a home and making it as simple as possible, I started out life showing people round houses on a weekend and progressed through the company to now owning my own franchise within the Hunters group. I can honestly say I’ve never worked with such a nice group of friendly supportive people. I always feel part of something and would honestly not work for another agent in York they are miles apart from Hunters in all ways. This is a great company and forward thinking all the Countrywide/Bairstow Eves Franchisees will see this right away. Well done Kevin and Hunters. |

I understand your concerns and that you will be worried but I urge you all to work with Hunters Group and give them time to prove just how dynamic and forward thinking they really are. We have been a franchised office for nearly 5 years and only with the support and comitment of the Hunters Group have we been able to continue to thrive and make profit through a difficult few years. Without the Hunters brand support I am convinced we would have been another casualty of the recession. My message is...Embrace this change, it will be the best thing you've ever done! |

It's always the unknocn fear at first but surely if something clearly isn't working as BE isn't it better to get help and fix it with something that works??? Make money and have a better future? Huters franchisees don't have anything to call gain by saying falsely that they are happy they own their own businesses so wouldn't they have packed in before now if it didn't work?!?!? Just my opinion but maybe look at the bigger picture at what is on offer before closing all doors ... Good luck everyone |

Ace & Jette, I'm not having a go at Hunters franchisees, quite the opposite. Their ethos is a refreshing change to the usual negativity.
Stick around, stuff those small minded individuals. For a discussion to be interesting / useful it needs varying view points. Ace, "Agents do not specify which company they work for on EAT. The best you will get is an 'independent', 'franchise' or 'corp' etc." are we reading the same thread they have all identified they are from Hunters. Have you seen posts in their names before ? Self interest, then gone would be disappointing. |

I would like to back the comments made by all my Hunters colleagues who have posted already. To all those who have posted nothing but criticism of people they do not know (mainly without identifying themselves), maybe you should wake up and realise that there are good companies out there who have employees that value their brand and are proud of who they represent. Maybe if you are so unhappy in your jobs you should try a career at Hunters and see why we are so proud!
Tim M - why would we stick around to comment just to be slated by small minded individuals?? I have come across many rubbish estate agents in my 12 years in the business, don't tarnish us all with the same brush! |

I have met Kevin, he is one of the good guys.
I have also met some of the BE franchisees, now there is a worry. It could be proverbial oil/water. In a town near you there will be an agressive, self opinionated, self assertive, bombastic and OTT BE Franchisee. This may not be the way Hunters wish their branches to be. BE have this reputation for a reason, and that reason is some of their people. In saying that, good luck to any 'good' guy working through this slow period. |

Agents do not specify which company they work for on EAT. The best you will get is an 'independent', 'franchise' or 'corp' etc. Why/how would you have identified a Hunters agent in the past. This article relates specifically to Hunters. Believe it or not, it is common sense that more Hunters staff will post on this article than any other in EAT history - is that not common sense? The affected individuals can offer a further insight to the situation. You have offered nothing to the thread. Nothing. In most/all cases on this thread, the Hunter posters have posted under their full name, which you have to respect. If you haven't got any thing useful to post, why post? You're being given first hand views about the story that YOU chose to read. AOS, Not connected with Hunters in any shape or form. |

I was called by a BE franchisee from London this morning, and I told him honestly - you will get huge amounts of support, and some seriously interesting ideas to help your business. Hunters want all of us to be the best that we can be - as individuals and as part of a team, (although I understand that BE franchisees may not be familiar with that concept!).
Keep an open mind - there is another way. ( And no - we haven't been threatened by a rise in our percentage - that's not the way it works around here! Look forward to meeting some of you |

As a Bairstow Eves franchise owner, I would be surprised if Hunters retain 10 of the 90 branches.
I franchised to Bairstow Eves because I wanted to be a Bairstow Eves branch. I chose that brand; it was MY decision, to be part of the largest brand and the largest estate agency group in the UK. All I wanted was the name. Unlike many franchisees, I had my own independent agency for 12 years so didn’t need the support which was lucky because Countrywide didn’t offer much anyway! The way we were informed by Countrywide, by a pre-recorded phone message was shameful. At lease a consultation process should have been carried out and an option of a release clause or buy back offered. Do I want to be part of Hunters? No absolutely not. I have never heard of the group, I may as well trade as Joe Bloggs & Nobody! I mean no offence to all the Hunters franchises’ who have posted here but the brand is valueless to me. Another question you have to ask is why would a company with 1200 owned branches decide that franchising is no longer a strategic option yet a 'group' with 6 owned offices see it as the future of estate agency. Finally, I remember Alan Snowball, the previous MD of Countrywide Franchising say to me, 'don’t worry Graham, Countrywide intend to be in franchising long after you retire'. Well sadly, at 43 years old, I am not quite there yet! Thanks Countrywide, it’s been a pleasure. |

I would like to follow suit on what Sarah James has written - I have been working for Hunters for over 9 years now. Having started off as a negotiator with minimal experience Hunters have provided me with the correct training and guidance to the Management position I am in now.
Hunters have a great brand which has helped me and my department to be market leaders in our City. We have a lot of repeat business and that is because of the professionalism and friendly approach we provide our customers with. As long as you (BE staff) follow suit you will also be very successful in what you do and no doubt you will be! Good luck to you all and look forward to seeing you all in our next general meeting! |

Change brings with it uncertainty. Of course BE franchisees will be concerned.
They were BE Franchisees and now they have lost that identity. They are now part of a Group they may know little or nothing about. It's human nature to be concerned. I neither work for BE nor Hunters, but I've met numerous Hunters franchisees. There's no more accurate acid test of franchisee satisfaction than witnessing first-hand the commitment, enthusiasm, energy and drive that they all share as common traits and the pride they have in the Group they are part of. Rhetoric? Possibly, but combine this with the fact that they are making good money and you've got to start asking yourself what more proof you need that the model works for them. Hunters will deliver on this, make no mistake. The PR stakes are high and there will be an unfaltering commitment from the top to make this a success. Given that a successful franchise operation only comes from having satisfied franchisees, it doesn't take Einstein to work out that the BE newcomers will be looked after and supported to succeed, above and beyond perhaps their previous experiences with BE. I'd like to see a follow-up article showing the results of a satisfaction poll of the newly acquired Franchisees in a years time. I'd put money on the fact that the results will be positive. |

For the record I'd just like to say that my earlier comment was not aimed against Hunters because I know nothing about them. They could be a marvellous franchisor.
BE were anything but marvellous and leaving them was our best day's work. I do think when times are tough we need to keep costs to a minimum and that's just one of the reasons why being an indy is so much better. If Hunters are as good as their own people say it may well balance out. |

So now all these fast tracked Hunters managers are out to defend the company. Fine, but after reading through the posts again I see the biggest criticism is of BE so there’s no need to get your knickers in a twist just yet, Yeah there are some trolls on here but thankfully they are being ignored.

I received the good news this morning, and having read the previous comments I felt that I should contribute. I have just bought a Hunters personal agent franchise in Sale for two reasons:
After ten years of being told what I wanted to hear irrespective of substance, the team at Hunters were the first franchisors or employers to offer complete transparency. The personal agent franchise model offered vast cost savings against opening my own agency. Needless to say that I am delighted with my decision, and wish everybody the best in their new association with Hunters. |

Having moved up North from sunny Bournemouth to start a new life 8 years ago I wanted to make the right choice with the right agent. I was offered a position with 4 different agencies but I chose Hunters for their honesty and forward thinking ideas. They and I also believe that being an Estate Agent is something we should all be proud of.
2 years ago I was offered the opportunity to be a hunters Personal Estate Agent which I took. Having never been self-employed it was a huge risk but I thought worth it. The company has built up a good reputation within the industry, Kevin is often asked by various companies to be a guest speaker and we won The Negotiator Magazine 'Innovator of the year 2010' for the Personal Estate Agent idea. I can only see the company going one way and that is up. In an economic climate where Estate Agents are closing on a daily basis. Working together as a bigger stronger brand is going to help us all eventually. It will take time for the rebranding and the Bairstow Eves & Hunters Franchisees to get used to working together but it is the way forward for the future. I personally want to be part of the future, not a stuck in the naughties minded agent that will fail. For those who are negative why not come and enjoy the ride, be part of the future. Welcome Bairstow Eves Franchisees I look forward to meeting some of you at the next meeting. |

Checkmate - clever move Hunters , I took the franchise for Ilkley, Otley & Guiseley only 11 months ago. Given the success of the brand I am now successfully penetrating the market.
The support you get has enabled me to be opening up my first branch in Ilkley in the next few weeks, look out Wharfe Valley a proper brand is coming to town. Believe in better! |

I will throw in another 2p for Hunters.
I have a Hunters franchise (so perhaps am biased) in the North East that has just finished its first year trading. I can assure you that I would have feel no compunction in telling you my problems with the franchisor. However I have used the hunters model and built a business with almost 20% market share from a standing start and feel confident in saying that I am well regarded by all of my clients. On the business front – my fees are amongst the highest in the area, so no worries there. I receive as much support as is needed and the marketing materials are second to none. Certainly far better than anything I have seen from the countrywide group in my 10 years in the industry. I can inform you that we at Hunters were also informed today, in the same manner as the BE franchisees. Seemingly this was the fairest and quickest way to get in touch with everyone. I understand that there are meetings going on at the moment where all involved will be informed of the plans for the future. After my meeting today I must say that a I am now excited to move forward and feel that the BE people will feel the same after they learn a little more about Hunters. Of course there will also be the usual internet trolls who like to stick there, poorly spelled, oar in and give everyone a bashing. Such is life. I reserved judgement until I had the facts. I now have the facts and think it is a great move. It is patently obvious that many of the people below have no Idea about Hunters or the facts of what has taken place. |

I have worked for Kevin Hollinrake and Hunters since 1998 and have a lot of admiration and respect for what has been achieved by this great company, I am now a partner in a Hunters franchise in North Yorkshire and am very pleased for the company on hearing this great news.
I think the negativity in the comments posted is dissapointing and I am sure that very quickly the BE franchisees will see they are now part of a great and forward thinking company. There are lots of good estate agents out there, you will find many of them at Hunters! Congratulations to Kevin & Hunters. |

I have been with Hunters for nearly 7 years and in that time they have guided me through from an inexperienced weekender to office manager with their commitment to training and constant improvement. I have no doubts that very quickly BE franchisees will see the support on offer and see what an exciting time this is for us all. I’m delighted to be part of an ambitious company on the up rather than many agents I see happy to stand still and make do with what they’ve got. |

BE franchisees should be celebrating! If it gives you a chance to opt out altogether then do so and become independent.
Paul - the franchisees do not have to use CW financial services or solicitors, in fact most avoid them like the plague. Before our Independence Day we were paying 12% off the top for a big fat nothing in terms of help. As the recession bit (and CW support was even more invisible) our opt out break came up and we had the chance to jump which we did. Even with the full cost of RM it was a good decision. |

wow....you bought a franchise just as the market was about to burst and were luckily bailed out by the government with regard to prices and business credit.
now hunters think its fab to buy even more offices as the next leg and real plunge is about to take place Has anyone actually considered its a broken business model? |

| | I am delighted by this announcement! I am a Hunters Franchisee operating as a Personal Agent in North Yorkshire. The Franchise I took on nearly 3 years ago was during an extremely difficult time in Agency when most were shutting their doors. All I can say to offer some balance to the previous comments is that I feel whilst most of the Countrywide/Bairstow Eves franchisees are concerned going forward I have felt nothing but support from the Franchise team with a great product that outshines much of the competition if not all! If you put in the work the results will be fantastic. As far as comments about Financial Services I have never felt any pressure in relation to that, my task is to sell houses and offer a good service to the client. The team is professional, innovative, supportive and a great company to be part of. I understand that the BE franchise holders may not feel it at present, as I too was involved in a similar situation with the Halifax - Your Move take over - but this is a positive move for themselves and for Hunters as a whole. |

I feel for BE franchisees, I bought a very good and succesful Halifax franchise only to be turned into Your
Move which as a brand is appalling, as opposed to one of the most recognisable brands in the country i had previously. Anyhow we could do nothing about it unless we had a million quid to fight it through the courts. Franchising is fabulous in the good times but a huge slice of luck is req'd for the bad |

smart move by CW. All the non-profit offices were franchised out some years ago leaving the marginal ones behind and even re branding them. Personally I think BE as a brand is finally dead on its arse. Aparently so do CW and so do Hunters.
This is all about financial services, as it allways has been. Would be intresting to know the amount paid but i bet it wasn't alot. |

| | I think it's terrible that as a member of staff of a Bairstow Eves franchise office that this is how I found out its being 'rebranded'. The owner of said franchise only found out this morning, said owner is angry. DISCUSTING really that as an owner of a business they weren't given a choice OR told sooner. Many new franchise owners will be angry as will the established franchise offices. As far as I know Hunters have a worse reputation than Bairstow Eves. |
