King offers £200 refund on HIPs in conveyancing deal

The sudden suspension of HIPs forced “many” HIP providers to cease trading overnight, leaving thousands of sellers having paid for something they didn’t get, according to Ashley King.

King, of Simply Conveyancing Property Lawyers and SimplyHIP, and who is chairman of AHIPP, said he could not give an exact number of HIP suppliers who had ceased trading.

He said: “However, I suspect there are thousands of people who ordered a HIP which is incomplete. There will be all sorts of repercussions, and this is one of them.”

He has also promised to reimburse £200 to anyone – regardless of which agent or supplier was used – who had ordered a HIP since May 1 or whose HIP was left incomplete.

The condition is that they use Simply Conveyancing for their sale. The £200 reimbursement will be paid on completion.  
 
King said that no commission would be paid to any agent as a result of the conveyancing instruction.

“The offer is solely intended to help their clients who have been disadvantaged by the immediate suspension,” King said.
 
The fixed-price Simply Conveyancing charges range from £499 for a property under £500 to £800 for a property over £500,000.

It is no wonder that HIPS have been discontinued. I have helped in several searches ofr my daughter, and have found other searchers at my local council not asking for information that was not published on public access. What's more the 'girls in planning were mistified when I asked for constrain information by property, when no one else asked for this info. So how could 'they' be doing the job right.It should be given some accreditation whereby info can be checked for the buyer. Lastly, my council still has not got the Public Access info on line as is required by law, only in part!!

Ashley, lacking in finesse as ever, exposes HIPs as the lame trojan horse that we knew they were. If he picks up the conveyancing (and other 'disbursements' no doubt), he'll be in for an additional £150 - £500 for each client. If he's selling conveyancing at £800 for example, he'll be paying substantially less than that to the lawyer on his panel. Some of the sheds will work for £150-£200. Not paying the agent their referral fee adds insult to injury. He was preaching about job losses only a couple of weeks ago. Now he's happy to profiteer on the demise of HIPs. Some people have no shame.

I cannot believe some agents are being so 'holier than though'. I would love to know how much agents have earnt out of the HIPs - will this money be refunded to clients?

I wonder whether they have checked this out with the Council for Licensed Conveyancers referral scheme? Surely the latter would not condone this?

So lets get this staight Ahsley - you want to sell to clients direct cutting out the agents who have been the life blood of your business ? In effect taking the Conveyancing referral fee and paying it to the client rather than the estate agents - ummm please note all Simply agents this is how your "business partner" will treat you and your clients
