Agents say they will leave Rightmove

Nearly 1,000 votes have been cast in the Rightmove survey being conducted by the EstateAgentToday team.

The clear message so far is that agents are planning to reject paid-for portals in favour of free sites, with three-quarters of agents saying they will not renew their subscriptions to Rightmove.

This morning, 959 votes had been registered. Of these, 726 (75.7%) said they would not renew with Rightmove, and 233 (24.3%) said they would.

Asked where agents would be placing their property advertising, the clear leader was Globrix with 401 votes, followed by the National Association of Estate Agents’ new free portal, Property Live, with 218 votes.

The paid-for portals Findaproperty with 231 votes came next – meaning that it is almost neck and neck with Rightmove – with Propertyfinder just behind, with 218 votes.

If you're an existing advertiser with Rigthmove you need to assess if you are actually getting any income generation from advertising with them. How many buyers have actually bought one of your properties in all the time you have been on Rightmove. Personally we advertsied on Rightmove for a year and got nothing from it even though we got loads of enquiries. It's the story of the Emperors new clothes, everybody keeps saying it's the best but it might not be in your area. We came off Rightmove 2 years ago and increased our business 200% the year we came off because the money was better spent elsewhere. Take the plunge and go cold turkey. It's the fear that holds you back.

All this news about rightmove putting up there prices and charging subscription fees worried me when i was going to sign up. I found a site called propertyindex.com.advertised in all the industry press, negotitator, SQM2 etc... you only pay for results and there’s no subscription fees or contracts. It’s worth signing up as there’s no risk involved, I’ve had 20 good quality leads already!

Perhaps more than at any time in living memory agents need to seize every lead, exhaust every interest no matter how faint or vague in the hope that it will generate business. Property search sites are the barrier stopping many agencies achieving this. After all how can you communicate with potential clients if you don’t even know they are there? Whether agents like it or not however, property search sites are not going to disappear. So how can agencies overcome this obstacle – particularly at the moment? The key is to be adaptable and to have a thorough knowledge of your existing clients and other individuals you do business with and to communicate effectively with them. The most efficient way to achieve this is to have a coherent, unified CRM system

Nestoria's success is dependent on the fact that agents are willing to pay money to be on these portals in the first place (as they aggregate the aggregators!). Globrix's free model doesn't have this risk, and makes them the natural choice in this market and beyond. They are catching up rapidly in terms of traffic as well.

Looking at the poll today (12/9/08) shows Globrix.com (23.9 %) 494, whilst Nestoria (2.1 %) 43 is really misrepresented as it aggregates from fish4, propertyfinder, thinkproperty, hotproperty, look4aproperty (at least) giving it a total of 73.6% at 665 votes - surely one to watch then?

Hi Roz,

Do you feel this survey is a true indication of the actual future behaviour of agents?

If you include lettings, Rightmove membership is up 5% over the last 6 months. It's the market leader and it tends to be the number 3, 4, 5 players that suffer most in a downturn.

I've read the comments on the forum but I think that fear of losing profile and lead volumes will deter most from abandoning, what is for many consumers, their first port of call when looking for property. "I'll just check Rightmove" I heard my wife say the other day.

When you have this position in consumers minds, it is almost impossible to shift. I'd bet anything RM are still the market leader when the housing market comes out of recession.

Love your site by the way although I think I've lost my touch at Meteors.
