A Lancashire estate agent believes he is in with a prayer to sell more homes.

Howard Baker, of Falcon & Foxglove in Burnley, has been burying statues of St Joseph in the gardens of 12 properties for sale.

So far, three have sold.

Baker and his son Charles, 26, came up with the scheme after researching the internet.

St Joseph is the patron saint of carpenters. It is thought that the practice began in the Middle Ages when nuns buried images of St Joseph where they hoped to be allowed to build convents. It is also thought that German builders turned to St Joseph in the same way.

Baker said: “Very few houses were selling and we just thought it was worth a try.

“When the first house sold within four days I thought it was a coincidence, but the second sale happened only days later, followed by the third shortly afterwards.”

Baker added: “I was a Catholic at one time, but these days it is whatever works.

“We are always looking for new ways of marketing properties and making them more saleable, so we are willing to try anything that helps to sell houses.”
