Talk about navel gazing! I would do what I always did during 35 years in the business, ignore this nit picking because it is out of my control anyway and get on with selling & renting to the best of my ability. |

Land Reg surveys are post completion. i.e they lag approx. 3-4 months behind the other surveys by halifax, nationwide which are based on mortgage approvals at the beginning of the house buying process. Now can we finally understand this please people, please Mr Cameron don't waste money investigating this very easy to understand phenomenon. |

Energy Assessors are forver banging on about the importance on an EPC, especially on this site. Qreative Media openly say it cannot be used as an official EPC, so that is the end of that. If agents mis-use it, that is their problem and they should be punished accordingly. There is absolutely no grounds whatsoever to report this app to anyone. If it is mis-used and used to replace the official EPC, then absolutley.. report it. However, it provides many uses to various users as a cheap solution - $ 3.99!! Very handy for existing home owners who are looking to gain ideas - this app WILL provide ideas to improve your home (tried and tested). Granted, it won't (or certainly shouldn't) be as effective as a site visit, but from what I have encountered, the 'real' EPCs are sometimes a lottery anyway!! |

I looked at our area and each agents was being scored from different total figures for overall rating and ours were incorrect and I suspect are over 2 months out of date. Even I had difficulty making head to tail of the information that would benefit a vendor. What hope for Joe public?
Most damaging was the ratings i.e. Number 1 agent in the area which I suspect Joe public would be looking for after taking the headache tablets. They were rated using overall agents property stock figure 25% less than other agents claultaions... farce! |

Get Profile | Peebee - as usual you are right but ive not been very clear with my views, i agree that achieving the best price is the most important role we play but my point was that the 'best price' isnt / is rarely what the owner perceives it to be especially if they are making judgements based on the medias interpretation of the numerouse house price surveys.
Our customers should trust us that we know what the true value is and take our advice....................have i explained myself? |

Get Profile | How odd, having read the article and seen the stupidity of the headline, I was expecting to see "Buyers save 150million" since HIPs were there to try and contribute reducing the overall costs to the consumer of the transactions that abort. So the headline talks about HIPs, yet the article makes no mention that HIPs are in any way to blame for the state of the property market. Did Trevor or the NAEA draft this piece? It's pretty laughable journalism- are you the Daily Mail in disguise? |

Get Profile | I'm a landlord and investor and visit this site every now and again. I'm a bit perplexed by some of these comments and wonder if letting agents really understand what landlords like me need and want. I have a sizable portfolio and use various agents dependant on the type of property, the tenants and where the properties are located. I do have properties managed for me but I also use agents on a tenant find only basis and I have never been refused this service.
I use rightmove to find properties and do my research, I also get an idea of the local agents I may want to use as I want my properties on it. I myself can get my properties on gumtree and google directly not a problem. I can't on Rightmove! I have to use an agent but it seems here I'm told letting agents don't and can't offer me a tenant find sevice, What tosh! Agents charge me for the service (i certainly won't pay £1000 as someone mentions!) you also talk here of supporting free sites, well thanks a lot! What am I paying you for then? As for dodgy private landlords yes I know there are a few but I'm not one of them. Who's policing shoddy agents though? I've certainly dealt with a few, even here I see stories about them. regards the professionals even I know that descriptions for lettings properties are not covered by the PMA! and all viewings must be accompanied by estate and letting agents.... really? If I need tenant find services and you don't and can't offer that then no problem many agents do, they can have my fully managed properties too! |

large multiple nationwide agents would love rightmove to restrict the smaller agents by only allowing them to let and manage properties say in a city by post code could be just a 20 mile radius or in London less ! Small agents would be squeazed out by the larger multi office agents just on coverage. MADNESS ! Rightmove is a method of advertising thats it ! not a setter of rules for the letting industry Single office agents start competing dont get squeezed out by the big boys. |

FACT -All agents on rightome are registered agents FACT - Many agents contract out services; inventories viewings etc FACT - Many agents use the internet FACT - Many agents have always offered a Tenant Find Service FACT - Good Agents offering a range of services, good service levels, at competive prices will prevail Agents who sit there waiting for the end of the recession will suffer or loose their business Guess what same for all business AGENTS use the internet , use pricing, break down your services , capitalise on your advertising skills. |
