PartExMyHome.com, one of the latest websites to part exchange homes, is to exclude private sellers from the site. They say they have made this change as a result of comments from users of the site.
 
Steve Collings, a director, said: “PartExMyHome.com is a site which we hope will aid estate agents throughout these turbulent times. It seems there is a new property portal launching almost every day. A large portion of these sites will be directing traffic and inquiries away from the traditional high street agents. 

“We want to help agents by providing them with genuine leads from genuine buyers and we will be the catalyst for agents to start making sales again. Excluding private sellers from the site reduces the risk of potential instructions bypassing estate agents as sellers will have to instruct an agent if they wish their property to appear on the site.”
 
The site is currently in its third week of going live and Ben Brain, resource manager, said: “PartExMyHome.com is not a site which has been thought up and developed overnight.

“A lot of time and effort has been put into this site and we have some fantastic features that have not been seen before. We are receiving fantastic feedback from users of the site. Every aspect has been carefully thought through with the selling agent in mind as we want to make sure that the estate agent not only stays in control of any inquiries but they are also kept in the loop with all communications between their buyers and sellers on the site.  It really is a unique website which we are all very proud of.
 
“We all know that first-time buyers are becoming a rare breed. In traditional transactions, they are an essential ingredient in almost every sale. Part exchanging cuts out the need for a first-time buyer and is an excellent and easy way of selling houses. We have provided the base for all estate agents to do this from.”

    JonJon - I have already stated that the business has ties to an Estate Agent and, again, as I have already said, this is a good thing as we are actively involved in the industry so we are currently going through what every other agent is. We know what concepts will work and how to provide them. I myself have nothing to do with the estate agent so I am right in saying that I am not involved in any of their campaigns or decision making. However, I cannot see why you find this an issue that is worth mentioning again and again? We are upfront with everyone and have no qualms informing people of where the site has come from. We see it as a benefit.

    How can you claim to be separate businesses and "not know about their campaigns"? A quick search on Google for "Steve Collings hannells" shows that you are in fact one and the same.

    Browser, I'm afraid that we havn't been rumbled. We are currently working very hard on promoting the site so as you can imagine, we don't have time to be constantly checking articles that were posted nearly three weeks ago. As you can see from the site, we have spent a lot of time, effort and money on producing this PartExMyHome. If we were to do as Mr Frustrated Agent suggested, we would immediately sacrifice any credibility that we have established for ourselves. We would throw any chances of the site being succesful out of the window. The estate agent that you previously mentioned and Partexmyhome.com are two entirely seperate businesses. I do not know about their campaigns but I would imagine that they are only doing what every other agent is doing at this present time by trying to keep themselves alive. You can attack the site as much as you like but I am afraid that we are a great aid to agents and we are genuinly focused and driven towards helping them through these tough times with a fantastic internet tool that will help them to create sales. If you have any serious issues with the site rather than constant attacking, please feel free to contact us, we are happy to take suggestions as we want to make sure that PartExMyHome works as best as it can. We have already made plenty of changes due to constructive feedback.

    Although your reply does not answer my main concern about alienating potential buyers/sellers, I wish you well with your site. However, as an Agent, I am opposed to associating myself with a company that canvases existing and potential clients by spam email offering around 50-75% "cut-price" commission fees as long as the clients sign up with them and pay half the fee up front ... Where will this slippery slope end? How do I know you will not canvas my clients with the same offer if I list on your site? Agents beware ...

    Frustrated agent, you are entitled to your opinion. However, plese let mew address your points. 1) Yes, the company does have links to another estate agent. Which succesful property website doesn't? We see this as a huge benefit. It means that we are in the business ourself and are currently suffering, the same as every other estate agent in the country at the moment. We have a very good idea and understanding of what agents need and how we can help them. 2) There are a limited number of properties on the site from that particular agent becasue it is a part exchange site only. Not vendors wish to have their details registered on the site. This, again, being a benefit because we only want to create genuine leads from genuine swappers. 3) Our prospects of inreasing the portfolio are looking very good as we are signing up agents to the site everyday. We like to go out and train each agent we sign up which makes the process a little longer but makes sure that the site is quality as well as quantity.

    With regards to the colour scheme, I do not really think that it is important. It has attracted you to the iste so we must be doing something right. I'm sure you wouldn't be as frustrated if you signed up to the site and we may be able to help you create some sales.

    partexmyhome really doesn't do agents any favours - it is a site owned by an Agent (Hannels in Derby) with a very limited selection of their local property - with little prospect of increasing their portfolio. It also alienates the private individual with its "Playschool" colour-scheme and convoluted registration procedure - finally turning potential buyers away because they find themselves unable to either browse for properties or list their own. In addition, do Agents really want to turn away potential sales just because the buyer is not already tied to another Agent? There are FAR better home exchange sites out there!

    I have also just looked at the site and it seems very easy-to-use and nicely put together. Out of all the "home swap" sites I've seen this one stands out a mile! Don't forget as PARTEXMYHOME have pointed out...it's ever changing based on customers feedback...which I think is good to hear.

    Hey Mr Brightmove.co.uk. Why don't you leave off for a little while eh? Your inane comments on EVERY single story on EAT are really irritating to those trying to follow important debates. Your site is terrible and has no properties on it. Rather than spending 2 hours a day clogging up EAT with banality why don't you spend some money on web design and try to establish a proper portal.

    Are we starting to see the return of "exchange of local services" and barter as an alternative to purchasing goods and services for a common currency? There is a good article on haggling in one of the National Newspapers today.

    Francisco, your last point is a huge benefit for any users of the site. By only allowing registered users to use the site, it means that any enquiries will be coming from people who have a house on the market and have already decided that they would part exchange. We do not want time wasters and sellers that do not even have their house on the market bothering estate agents, especially in todays' climate. You can browse the site by area so you can see that there are houses on the site, we have nothing to hide. Are you able to do this on any other exchange sites? You must appreciate that the site was only launched this month and so we are in the process of building our catalogue. It is up to estate agents whether they want to register their properties. If they feel it is going to be a useful selling tool, they are welcome to join up and add all their properties for free (up to Jan 31st 2008). Unbiased visitor, thank you for your comments.

    It is impossible to view properties without first registering a property to exchange.
    Why would anyone spend all that time form filling only to find no suitable property?
    And No, I dont have a similar site.

    Just visited the site, and used it. I think the site is top notch and I found it very easy to use. I'm impressed.

    With reference to the above comment: the option is still there (we are currently updating the site) but i can assure you that there will be no further private registered users on the site. You can try for yourself if you like. i fail to see how the site is not user friendly, have you registered an account with the site? I would argue that the site is extremely user friendly, especially compared to the other sites out there. We have had great feedback. i wonder whether you also have a similar site????

    I was surprised to read the above claims as the site is still offering space to private buyers. I am also not sure about the feedback claims because in my opinion it is not user friendly at all.

    IMO a site which also offers exchanges with properties in other countries should do well.
