Property Index, the newest of the portals, says it is on course to be listing properties from 4,000 estate agency offices by Christmas, 6,000 by the end of next March and 9,000 by this time next year. It launched on September 17 in the UK after building an overseas property portal.

Managing director Lee Bramzell said: “We are different from the other UK websites because we charge purely by results. We’re not just taking on Rightmove but all the portals with monthly subscription models.

“We charge £1 per lead. Portals that charge monthly subscriptions are far more expensive than that when calculated in terms of leads, particularly now the market is so poor and there are so few buyers. We aim to be smarter and faster and, if you like, share the agents’ pain.

“We’re also different from Globrix in that we deliver leads, rather than just traffic.”

Property Index is backed by internet entrepreneur Darren Richards, who founded Dating Direct.

Bramzell joked: “Darren always thinks big. When he wanted a girlfriend he started a dating website, and when he wanted to move house he founded a property portal.”

The site charges for each form completed online by a consumer interested in a particular property. These leads can be disputed by agents if, for example, they are incomplete or invalid in some way. Property Index also charges £5 per valuation request.

Currently, the site is growing its own staff and talking to all the software providers, to ensure compatibility and easy loading. It is also talking to agents and telling them about its affiliate programme, by which agents who promote the site can earn credits.

“At the moment we are building up relationships and spending money on marketing, first with the agents, and secondly it will be to raise consumer awareness.

“We certainly do not under-estimate how important the agents are to us.”

    Your right, i think the free portals are the way forward, we came off Rightmove recently and joined all the free portals and in truth haven’t noticed a much reduced turnaround in business. The only site we are happy to pay for is propertyindex.com as we only pay for results and there’s no subscription fees. It's a much fairer business model - even the likes of globrix supplies unqualified traffic, i'll pay £1 for quality leads all day long!

    Chaps we have left rightmove in our area, smaller independents and larger, just the corporates still now using rightmove. But the site now does not have the power, because the lack of agents in the area now using it. We have all the logos on sales particulars and newspaper adverts of findaproperty which has encouraged the potential purchasers to look on findaproperty instead. You have the power in your area to choose which website the purchasers will look at, so use it. Rightmove is nothing without your promoting their logos on your property particulars and newspaper adverts. We have had no one mention that we are not on rightmove anymore from our vendors. Plus we are £3** pounds better of a month. We get findaproperty free because we advertise in their newspapers. Also using globrix and will use NAEA web site when it starts

    Perhaps more than at any time in living memory agents need to seize every lead, exhaust every interest no matter how faint or vague in the hope that it will generate business.

    Property search sites are the barrier stopping many agencies achieving this. After all how can you communicate with potential clients if you don’t even know they are there?

    Whether agents like it or not however, property search sites are not going to disappear.

    So how can agencies overcome this obstacle – particularly at the moment?

    The key is to be adaptable and to have a thorough knowledge of your existing clients and other individuals you do business with and to communicate effectively with them.

    The most efficient way to achieve this is to have a coherent, unified CRM system
