Tories to allow first day marketing without EPCs
Wednesday 2nd September 2009The Tories are expected to propose changes to EPCs on the back of what is expected to be a manifesto commitment to dump HIPs.
The party appears to have changed its mind over original plans to push the EPC requirement to the back of the sales transaction. Instead, it will leave it at the front, but sellers will only need to have commissioned an EPC, rather than have it in place, by the time marketing commences.
It is also understood that the shelf life of an EPC will be ten years, rather than required each time a property is sold.
This is in line with RICS thinking. The RICS had at one time threatened a judicial review, saying that the Government was ‘gold plating’ an EU requirement.

I have said time & time again that to speed up sales all that is needed is a legal requirement for the conveyancer to be instructed at the same time as marketing. Lets get some freedom back in this country. |

See Profile or Message Colin Colin | After all this time of HIPs and EPCs you still can't get the facts right, after getting a phone call from one of my Estate agent contacts today about your aticle I better put you right, EPCs for sale properties are valid for THREE years and for rentals for TEN years, at no time does the EPC have to be renewed in that time!

Those rented properties with a grading of F or G to have the 5 yrs to raise the standard above G or be unable to readvertise on the existing tenant moving out.After all isn`t renting properties a business? If nothing is done what are EPC`s for?
