Two surveys show strong growth in sales activity north of the border, giving an indication of how widespread the recovery now appears to be.

The number of homes sold across Scotland between October and December 2013 rose by 36.1 per cent over the same period of 2012 according to SPC Scotland, which represents the Solicitor Property Centres throughout the country.

In most areas sales during the fourth quarter were at their highest level since 2007 and the average house price rose to £179,223 - up 4.8 per cent annually. The number of homes coming onto the market also rose, with improved market conditions encouraging more sellers to act according to SPC Scotland.

Meanwhile a separate report from high-end agent Knight Frank says property prices in the capital, Edinburgh, rose 3.4 per cent in 2013.

The New Town and West End areas of the city enjoyed the greatest growth with prices up 2.1% in the final three months of 2013 alone.
