With Houser launching earlier this month and OnTheMarket making its debut in a week's time, there still appears to be room for another property portal in addition to the big two of Rightmove and Zoopla - so today sees the launch of Lookingforahouse.co.uk.

As EAT reported over the Christmas period, the site claims to be the first portal of its kind to launch in the UK with what it promises to be a unique approach to generating leads for agents.

Charging agents in excess of £200 per month is just not sustainable for a lot of agents. Do they really make it back On the other hand a free portal is not sustainable due to the lack of funding to spend on marketing and continuous improvement says a spokesman for the new site.

Lookingforahouse will charge £25 per month per branch with an apparent guarantee that the price will not rise for three years for those agents signing up this month.

A statement from the site says it will generate leads for sales and lettings by giving the customer a voice. Using the Your Price option on the site, customers can chose [sic] a price that they will potentially pay for the property and communicate this to the agent online without having to speak to anyone.

The site claims to be gathering additional agents at the rate of 50 to 100 a month, although it does not say how many are on the site as it starts today.

For consumers, customer rewards are offered in the form of discount vouchers for homewares and services such as blinds, furniture, painting, landscaping, removals, and van hire.

Quite how the wider public - or agents - will know about it, however, remains a mystery. Although the portal has a presence on Twitter and Facebook, its launch press release admits: We don't want to throw money at big advertising campaigns - we want to keep costs low for all involved.

    Not particularly convinced but at least it looks like they're not going to tick as many agents off as Houser has done

    Yes, they're charging agents a more reasonable amount than others but will this portal really make an impact in an already cluttered industry I highly doubt it.

    'Another week, another portal that probably won't work' would be a more apt title.

    I admire the ambition, and extra competition is always welcomed, but with all these new portals coming onto the market at a similar time it just reeks of entrepreneurs jumping on the same bandwagon. Like estate agents, there is a danger that the market becomes over-saturated rather than competitive.

    Big advertising budget Er, no.
    Eye-catching name and logo Hardly.
    Going to challenge any of the existing portals Ahem.
    But wait! What's this Their USP...
    "Using the Your Price option on the site, customers can chose [sic] a price that they will potentially pay for the property and communicate this to the agent online without having to speak to anyone"...
    Oh well, that's it then. Agents will be flocking to sign up in the knowledge that they will receive anonymous, unacceptable and/or ridiculous offers for properties which they will be legally bound to process (inform the vendor, qualify the offer, confirm in writing etc etc.).
